Under the Florida Building Code, patching can cover no more than 25 percent of a roof or roof section within any 12-month period. Once repairs go beyond that, you need to replace or recover the whole roof or section. The line applies to the work done, not to how bad the leak looks.
One exception helps some owners. Where the roof was built, repaired or replaced to the 2007 Florida Building Code or a later edition, just the repaired portion has to meet current code. March 1, 2009 is when the 2007 code took effect. Local governments are not allowed to alter that exception.
With 82.9 percent of local homes built before 2000, many original roofs are likely well past that cutoff. That suggests the exception will not apply to many roofs here, though a roof replaced since 2009 may qualify. Check the permit record for your roof.
