How old are Tamarac roofs?

Tamarac was developed from 1963 as lake subdivisions, including Tamarac Lakes, the Mainlands and the Woodlands. By our arithmetic, the median 1981 build year sits one year after the Broward County figure of 1980, so local housing is about the same age as the county's. The 15-year roof rule for Tamarac owners

Florida protects a Tamarac owner whose roof is under 15 years old: the insurer may not turn down or non-renew the policy solely over roof age (Fla. Stat. 627.7011(5)). Once the roof reaches 15 years, the insurer must let you hire an authorized inspector, at your expense, before it can act on age alone.

The inspector's report matters. If it shows 5 or more years of useful life left, the statute bars refusal or non-renewal solely for age. For a Tamarac home from the early 1980s that was reroofed once, that report may decide whether the policy stays in place.

An authorized inspector has to be accepted by your insurer. The statute lists licensed home inspectors, building code inspectors, roofing and general contractors, engineers and architects. Ask your insurer or agent whether a given inspector qualifies before you pay for the visit.

Citizens Property Insurance sets its own lines: documentation of at least five years of remaining life for shingle roofs over 25 years old and for tile or metal roofs over 50. Your insurer or agent is the one to ask about what your policy covers, since a roofer cannot answer that.

The roof section of the 4-point form records covering material, roof age, remaining useful life, last permit date and any damage. Damage items include cracked or missing tabs, granule loss, soft decking spots and leaks seen in the attic or on ceilings. A roofer's report follows those same items, with photos of each slope.

Good times to book a roof inspection: before a purchase or a listing, once an insurer's letter mentions roof age, or following a storm. Broward County sits in the High Velocity Hurricane Zone, and Irma put a 97-kt gust at Deerfield Beach in 2017. Roof repair work in Tamarac may need a permit, so confirm with the city's ePermits office. The 25 percent rule can also apply to repairs, so ask what the inspection finds before you plan any work.

What does the roof section of the 4-point form ask?

It asks for the covering material, roof age, remaining useful life, date of the last roofing permit, whether the roof was fully or partly replaced, overall condition and a damage list. Citizens requires this inspection for properties over 20 years old. The median Tamarac home dates to 1981, so many local owners may see this form at renewal or purchase.

Does a roof inspection need a permit in Tamarac?

An inspection alone does not change the roof, so it is not repair work. Repairs or a reroof are another matter, and the City of Tamarac handles roof permits through its ePermits system. Confirm requirements with the building office before work starts. If repairs touch more than 25 percent of the roof in 12 months, the 25 percent rule may require replacing the whole roof covering.
