Roof inspections in Lauderdale Lakes, FL
In Lauderdale Lakes, 19.4 percent of residents are 65 or older, and many own or manage homes with older roofs. Most were built before 1980. An inspection tells you the covering's condition and how many years it has left, before an insurer, buyer or storm forces the question.

Housing age
How old are Lauderdale Lakes roofs?
The median home here was built in 1976, close to the Broward County median of 1980. That is a gap of four years. A home from that era has likely been reroofed at least once, though some original roofs may remain. An inspection sorts out which case you have.
Condos and apartments matter here too. In Lauderdale Lakes, 62.3 percent of housing units sit in buildings with 10 or more units, against 35.9 percent countywide. Those roofs are often shared, so an association or property manager usually orders the inspection and keeps the report on file.
Seasonal use adds another reason. About 11.5 percent of units here are held for seasonal, recreational or occasional use. A home that sits empty for months can develop a slow roof leak that no one sees until the owner returns.
15-year rule
Roof questions from Florida law and from insurer forms
Fla. Stat. 627.7011(5) bars an insurer from declining to write or renew a homeowner's policy solely because the roof is under 15 years old. Once a roof reaches 15 years, you can have an authorized inspector examine it, and the insurer has to allow that, with the cost falling to you. Age alone is not grounds to refuse or non-renew when the inspection report shows 5 or more years of useful life remaining.
On the 4-point form, the roof portion lists the covering material, the roof's age, its remaining useful life, the date of the last permit and its overall condition. It also lists damage such as cracked or missing tabs, granule loss, soft decking and attic leaks. Citizens requires the 4-point inspection for properties more than 20 years old, which describes most of the homes in Lauderdale Lakes, where 70.6 percent were built before 1980.
Citizens also asks for proof of at least five years of remaining life on shingle roofs older than 25 years and on tile or metal roofs older than 50. Questions about what your own policy covers belong with your insurer or agent.
Inspection timing
When to order an inspection and what it looks at
A roofer's inspection follows the forms. It covers the roof covering, its age, remaining life, permit history, any damage list and leaks. Attic details you cannot see from the ground, such as deck nailing, roof-to-wall connectors and any sealed roof deck, are added by a wind mitigation inspection. Broward County sits in the High Velocity Hurricane Zone, so those details count.
- Before buying or selling a home, so the roof's condition is known up front.
- After you receive an insurer letter about roof age.
- After a hard storm, since Irma brought sustained winds just below hurricane force to inland Broward.
- Before a repair, to learn how the 25 percent rule applies to your roof.
Roofers cannot solicit insurance claims or advise on coverage under Fla. Stat. 489.147. Any new or reopened claim has to reach the insurer within 1 year of the loss. For permit questions, confirm requirements with the City of Lauderdale Lakes Building office.
Questions
Roof inspections in Lauderdale Lakes: questions
Does my Lauderdale Lakes roof need an inspection at 15 years?
Not by law, but the 15-year line matters for insurance. For a roof 15 years or older, Fla. Stat. 627.7011(5) requires the insurer to accept a check by an authorized inspector, paid for by you. It may not refuse or non-renew solely for age if the report shows 5 or more years of life left. With 70.6 percent of local homes built before 1980, many roofs here may already be past that line.

What does the roof section of the 4-point inspection record?
It records the covering material, roof age, remaining useful life, date of the last roofing permit, whether the replacement was full or partial, and overall condition. It also lists damage such as cracked or missing tabs, exposed felt and soft decking. Citizens requires this inspection for properties more than 20 years old, and the median home in Lauderdale Lakes dates to 1976.

Does an inspection mean I must replace my roof?
No. An inspection reports condition and remaining life. If repairs are needed, the 25 percent rule limits how much of a roof can be repaired in 12 months before the whole roof must be replaced. The exception covers only a roof that was built, repaired or replaced under the 2007 Florida Building Code or a later edition. Confirm permit needs with the City of Lauderdale Lakes Building office.
