Why older North Lauderdale roofs get inspected

The median home here was built in 1978, and 56.8 percent of homes predate 1980. That figure describes homes, not roofs. Many have been re-roofed since, so the only way to know a roof's age is its permit record or an inspection.

On the damage list, an inspector looks for cracking, curling or cupping, granule loss, exposed asphalt or felt, missing or loose tabs, soft decking spots, and leaks showing in the attic or on ceilings.

Broward sits in the High Velocity Hurricane Zone, so the wind mitigation form (OIR-B1-1802) asks about the attic items you cannot see. Those include deck attachment, roof-to-wall connections and a sealed roof deck. The inspector photographs each one.

When to order a roof inspection

Good moments to book one are a home sale in either direction, a roof-age letter from your insurer, and the days after a storm. Irma put 97-knot gusts at Deerfield Beach in 2017, and inland Broward stations ran just below hurricane force. A check after any storm catches lifted tabs before a leak does.

Mind the clock on claims. Notice of a new or reopened claim is barred after 1 year from the date of loss. A supplemental claim has 18 months.

Contractors may not offer you anything of value for a roof inspection or a claim. They may not advise you on coverage either. Your insurer or agent is the one to tell you what your policy pays for. Does a roof inspection in Broward include wind mitigation?

They are separate forms, though one inspector can complete both. The wind mitigation form, OIR-B1-1802, is valid for up to five years if nothing material changes on the structure.
