Commercial roofing in Tamarac, FL

In Tamarac, 37.4 percent of homes sit in buildings with 10 or more units, so many roofs here are large, low-slope and shared by owners. If you manage an association, a condo or a multi-unit building, the roof decision belongs to a group, and the paperwork runs through the city's permit system.

Why multi-unit buildings change a commercial roof bid

Tamarac is a city where a large share of residents live in multi-unit buildings. Across Broward County, 35.9 percent of homes are in buildings of 10 or more units, so this is a common setup in the county. Your bid comparison should start with the building type, not the square footage alone.

Many buildings in the area are older. The median home here was built around 1981, and half of Broward's units predate 1980. That suggests many commercial roofs have been patched more than once, so ask each bidder what existing layers they found under the surface.

Under Florida Administrative rules, a roof recover is barred when the existing roof is water soaked, deteriorated, or already has two or more roof coverings. In those cases the contractor must tear off to the deck. A bid that prices a recover over a damaged deck is not a like-for-like comparison.

Permits and code

Permits, slope and the HVHZ question in Tamarac

Tamarac runs its permits through the city's ePermits system. Check that page before you sign, and confirm with the building office which code edition applies to your job. Broward is one of the two counties in the High Velocity Hurricane Zone, so commercial roof work here falls under the stricter HVHZ provisions.

Under HVHZ rules, the roofing permit application must be completed and executed by a licensed contractor, and all roofing work is inspected. The inspection points for a membrane system come before the layers are covered, so ask each bidder how they schedule those inspections.

  • Confirm the bidder's roofing license number and the permit it will pull
  • Ask how the bid handles the required minimum slope of one-fourth unit in 12 on new low-slope decks
  • Ask whether the bid includes edge metal tested to the wind standards
  • Ask who records the Notice of Commencement before the first inspection

Drainage

Drainage and single-ply systems for Tamarac buildings

Fort Lauderdale-Hollywood airport averages 60.95 inches of rain a year, and 82.1 days a year see at least a tenth of an inch. A low-slope roof here has to shed water fast. Ask each bidder how the design gives positive drainage within 48 hours of rain.

Single-ply membranes such as TPO and EPDM are common choices on flat roofs. Florida's table lists them by ASTM number, so ask for the specific standard in each bid. Ask also whether the overflow drains are included where the parapet traps water.

Questions

Commercial roofing in Tamarac: questions

Who handles the roof permit for a Tamarac commercial building?

The City of Tamarac issues permits through its ePermits system. Start there to confirm what the city requires for your job. Broward County's Building Code Division oversees some work, but most cities run their own building departments, so confirm with the Tamarac office first.

Does Tamarac follow the High Velocity Hurricane Zone rules?

Yes. Broward County is one of the two counties in the HVHZ, which carries the strong hurricane provisions South Florida adopted after Hurricane Andrew. Expect the permit application, product approval and inspection steps to follow those rules.

Why does my bid need a minimum roof slope?

The code sets a minimum design slope of one-fourth unit in 12 for many new low-slope systems, and HVHZ rules set the same minimum for new decks. A bid that ignores slope may leave water standing on the roof. Ask the bidder how the design meets that minimum.

What is the 25% rule for roofing?

The 25 percent rule says that no more than 25 percent of the roof area in any 12-month period can be repaired or replaced unless the entire roof system is replaced. Some exceptions apply to roofs built to the 2007 code or later. Confirm how it applies to your building with the city and your contractor.
