Where Tamarac roofs fail in a storm
Hurricane Irma in 2017 put 2-4 feet of surge on coastal Broward and downed trees and power poles across the Miami-Fort Lauderdale area. Tamarac is inland, so wind and falling limbs are the main threats to your roof. Rain is the second: Tropical Storm Eta in 2020 dropped 20.74 inches in Pembroke Pines.
FEMA field teams found that wind-damaged roof covering is a leading source of water intrusion. Lost ridge vents leave large openings in the deck, and one FEMA example house had ceilings collapse from lost ridge shingles and vent alone. Check ridges first, then the damage list below.
- Cracked, cupped or curled shingles and missing tabs
- Exposed felt or exposed asphalt where granules wore away
- Soft spots in the decking
- Leaks at wall intersections, vent pipes and roof openings, where code requires flashing
- Stains on attic decking or interior ceilings
The 25% rule
Understanding the 25% rule when deciding between repair and replacement
Under Florida's building code, patching cannot exceed 25 percent of a roof or roof section within any 12-month period. Once repairs go beyond that limit, the entire roof or section has to be replaced or recovered. That is the legal line between repair and replacement in Tamarac.
One exception applies. Where the roof was originally built, repaired or replaced under the 2007 Florida Building Code or a later edition, only the portion being repaired needs to meet current code. Tamarac's housing is mostly older, with 1981 as the median build year, but that says nothing about any one roof. Look up your roof's own permit record.
Broward is in the High Velocity Hurricane Zone, so repairs must use components with a product approval. Replacement is also required where the old roof is water soaked, has two or more coverings, or cannot meet securement rules.

Inside the HVHZ, any work on a roofing component, repair and maintenance included, calls for a permit. The City of Tamarac takes roof permits through its ePermits system. Whether a very small repair counts as minor is the building official's decision, so confirm with the building office before work starts.

Which parts of a Tamarac roof leak first after a storm?
Usually flashing, vents and the ridge. Code requires flashing at wall intersections, slope changes and roof openings, and leaks follow those spots. FEMA notes that lost ridge vents can expose large openings in the deck. With a median build year of 1981 in Tamarac, older flashing and vents are worth checking after Irma-type wind events.

Does my insurer decide if my 15-year-old roof is replaced?
Not on age alone. For a roof 15 years or older, Fla. Stat. 627.7011(5) lets you have an authorized inspector check it at your expense. When the inspection finds 5 or more years of useful life remaining, an insurer may not refuse coverage or non-renew based only on the roof's age. Many homes in our area are not far from that threshold, since the median year homes were built here is 1981, so plenty of roofs have been through a few replacement cycles. Your insurer or agent can tell you how the rule applies to your particular policy.
