How old are Davie roofs, and what does the law ask?

Davie's median home was built in 1989, newer than the county's 1980 figure. Still, 28.9 percent of homes here went up before 1980. We cannot read a roof's age from a home's build year, since many have been replaced. Check your own permit history and shingle condition instead.

The point at which Florida law steps in is 15 years. A Davie homeowner whose roof is younger than that cannot be turned away by an insurer on age alone. Once the roof reaches 15, you may hire an authorized inspector at your own expense before the insurer requires a replacement. A finding of 5 or more years of useful life left protects you from refusal or non-renewal based only on age.

The statute does not apply to mobile home policies, per Senate staff. Owners of Davie's mobile homes should ask their own insurer or agent what roof documentation that company wants.

  • Granule loss, and bare asphalt or felt showing through
  • Missing, loose or cracked tabs or tiles
  • Soft spots in the decking
  • Stains or drips under the decking and on ceilings below

Citizens asks for five years of remaining life documented on shingle roofs older than 25 years and on tile or metal roofs older than 50. A roofer's report with a photo of every slope can supply that. Broward sits in the High Velocity Hurricane Zone, so connection details and the roof covering's product approval also matter.

Timing

When to order an inspection in Davie

Order one before you buy or sell, when your insurer sends a roof-age letter, and after a storm. Eta's November 2020 flooding put water inside some Davie structures, so check ceilings and the attic after heavy rain. Reroofing or repairing more than 25 percent of a roof in 12 months can trigger a full replacement, which the Davie Building Division can explain.

For insurance claims, ask your insurer or agent what is covered. Under Fla. Stat. 489.147, a roofer may not offer you anything of value for an inspection or advise you on coverage. Notice to your insurer of a new claim must arrive within 1 year of the loss.

Does the 15-year roof rule cover mobile homes in Davie?

The 15-year roof rule in Fla. Stat. 627.7011(5) is written for homeowner's policies, and the staff analysis notes it does not apply to mobile home policies. For a covered roof 15 years or older, the insurer must let the homeowner have an authorized inspector check it at the homeowner's expense, and may not refuse or non-renew solely for age if the inspection shows 5 or more years of useful life left. What does the roof section of a 4-point inspection record?

It records covering material, roof age, remaining useful life, date of the last roofing permit, full or partial replacement and the percentage replaced, and overall condition. It also lists damage such as cracking, curling, granule loss, soft decking and leaks. Photos of every slope can stand in for the separate Citizens roof form. Who can perform an inspection my insurer will accept?

An authorized inspector must be on your insurer's list and fall into one of several groups. These include a home inspector, a building code inspector, a general, building, residential or roofing contractor, a professional engineer, or an architect. Citizens' roof form must be signed by a contractor, building code inspector or home inspector.
