Parkland homes are newer, but some roofs pass 15 years
The median Parkland home was built in 2006, against 1980 for Broward County. Only 1.5 percent of homes here were built before 1980. That suggests most original roofs sit between the 15-year and 25-year marks, not past them.
Another 36.5 percent of homes were built in 2010 or later, so a large share of roofs are under 15 years old. Under Fla. Stat. 627.7011(5)(b), a Parkland insurer cannot turn down or drop a homeowner policy only because a roof is under that age.
A roof that reaches 15 years changes your options. Your insurer must allow an authorized inspector, paid for by you, to examine it. Age alone cannot justify a refusal or non-renewal once an inspector finds 5 or more years of useful life remaining.
