Housing age
How old are Coconut Creek roofs?
Coconut Creek's median home dates to 1989, while Broward County's dates to 1980. That is nine years newer. Still, 21.3 percent of local homes predate 1980, and those are the first places to look for an old roof.
Housing here is a planned-community mix. Condominiums and townhouses are common: 39.2 percent of homes sit in buildings with 10 or more units, against 35.9 percent countywide. For those buildings the association usually decides on the roof, so ask the board for the last inspection report.
Florida rules
The 15-year rule and the roof part of the 4-point form
No Florida insurer can turn down or drop a homeowner's policy only because the roof is under 15 years old. Once a roof reaches 15 years, you may hire an authorized inspector at your own expense, and the insurer must allow it. A finding of 5 or more years of useful life left bars a refusal or non-renewal based on age alone.
The roof section of the 4-point form records the covering material, roof age, remaining useful life, last roofing permit date, and any damage found. Citizens requires that inspection for properties over 20 years old. With 21.3 percent of local homes built before 1980, some owners here will see that request. Confirm what your own insurer requires with your insurer or agent.
Citizens also wants documentation of at least five years of remaining life for shingle roofs older than 25 years, or hard roofs such as tile or metal older than 50 years.
Inspection
What the inspector looks at and when to call
An inspector looks for cracking, curling, heavy granule loss, exposed felt, loose or missing tabs or tiles, soft decking and visible leaks in the attic or on ceilings. The report states remaining useful life and the roof's permit history. For wind mitigation, the inspector also photographs attic items you cannot see, such as deck nailing and roof-to-wall connectors.
- Ahead of a purchase or sale, so the roof's condition is on paper before closing.
- When your insurer sends a letter citing roof age.
- After a storm like Irma, which brought a 97-kt gust at Deerfield Beach. A new claim must reach your insurer within 1 year of the date of loss.
- When you want the wind mitigation form. Its current version is valid for up to five years if the structure has not materially changed.
Coconut Creek is in Broward County, one of the two High Velocity Hurricane Zone counties. Permit rules for any repair that follows an inspection come from the City of Coconut Creek Building Department, so confirm requirements with that office.
Questions
Roof inspections in Coconut Creek: questions
Does my Coconut Creek roof need an inspection at 15 years?
Florida law does not require one at 15 years. It gives you a right. For a roof 15 years or older, your insurer must allow you to have an authorized inspector check it at your expense. If the inspection shows 5 or more years of useful life left, the insurer may not refuse or non-renew solely for roof age. In a city where the median home dates to 1989, many owners will reach this question. Ask your insurer or agent how they handle the inspection.

What does the roof section of the 4-point form record?
It records the covering material, the roof's age, its remaining useful life, the date of the last roofing permit and update, whether the replacement was full or partial and the percentage replaced, and overall condition. It also lists damage such as cracking, curling, exposed felt and visible leaks. Instead of filling out the separate roof inspection form, you can send photos of each slope. Citizens asks for a 4-point on properties over 20 years old, and 21.3 percent of Coconut Creek homes predate 1980.

What is the 25% roof rule and does an inspection affect it?
The rule says no more than 25 percent of a roof may be repaired or replaced in any 12-month period unless the whole roof system or section is replaced. An exception applies only if that roof was itself built, repaired or replaced under the 2007 Florida Building Code or later. An inspection can document what was done and when. Broward County is in the High Velocity Hurricane Zone, so confirm how it applies with the Coconut Creek Building Department.
