Seminole was incorporated in 1970, and it wraps the lower half of Lake Seminole, so roofs here face wind and rising lake water. Where Seminole roofs fail in a storm
Hurricane Eta in 2020 pushed Lake Seminole to 4.1 ft above MHHW, and more than 40,000 customers around Tampa Bay lost power. Water was the headline, but wind and wind-driven rain do the work on a roof. FEMA's field teams found that damaged roof covering is a primary source of water getting into homes.
Check the places where the code requires flashing: wall and roof joints, changes of slope, and every opening. In a lot of Seminole's older homes, that means chimneys, vent pipes and valleys first. Ridge vents matter too. In one house, FEMA documented collapsed ceilings even though the only roof damage was missing ridge shingles and ridge vent.
Soffits are the other weak spot. They have performed poorly in hurricanes, and the 2007 Florida Building Code began requiring them to resist the same wind loads as walls. Older soffits in a town where 82 percent of homes predate 2000 may not meet that.
The 25% rule

Florida's code caps patch work at 25 percent of a roof or roof section in any 12-month period. The whole roof section has to be replaced or recovered once your repairs go past that limit. Your 1979 median home age suggests many original roofs have been redone, but the exception depends on that roof's own history.
The exception is narrow. If the roof was built, repaired or replaced under the 2007 Florida Building Code or a later edition, current code covers only the portion you are repairing. A local government cannot amend that exception. Without records showing that, plan on the 25% limit applying.
Seminole issues its own roof permits through its Building office. Whether a small repair needs one is the building official's call, so confirm with the City of Seminole before work starts.

What to do safely after a storm
- Stay off the roof and look from the ground for missing tabs, exposed felt or lifted ridge pieces.
- Check the attic for visible leaks and damp decking, and ceilings for stains.
- Photograph everything before any cleanup or tarping.
- Tell your insurer about a loss within 1 year of the date of loss; a supplemental claim has 18 months.
On insurance, talk to your insurer or agent about coverage. Florida law bars roofing contractors from soliciting claims or advising on policy terms.

How long do metal roofs last?
Lifespan depends on the metal, the coating and how well flashing and fasteners are kept up, so a firm number is not something to promise here. In Seminole, wind-driven rain and ridge and vent details matter as much as the panels, and the median home was built in 1979, so many roofs here have seen decades of storm seasons. FEMA recommends ridge vents tested for wind and wind-driven rain and fasteners that fully penetrate the sheathing. Ask any installer for the manufacturer's written specifications for your roof.

Does a roof repair in Seminole need a permit?
Often yes, but small jobs are the building official's call. The Florida code requires a permit to alter or repair a building, while ordinary minor repairs may be made with the official's approval and no permit. Seminole runs its own building department through Community Development, so confirm with the City of Seminole before work begins.

Can I fix just part of my roof?
Yes, up to a point. The code limits repairs to 25 percent of a roof or roof section in any 12 months. Beyond the 25 percent limit, you must replace or recover the entire section. My roof is over 15 years old. Can my insurer drop me?
Age by itself is not enough, as long as an inspection shows the roof has enough life left. If your roof is 15 years old or more, the insurer has to allow an authorized inspector to examine it, and you pay for that inspection. Where the inspection shows 5 or more years of useful life remaining, the insurer may not refuse coverage or non-renew you solely because of the roof's age. With 82 percent of Seminole homes built before 2000, many owners may face this. Ask your insurer or agent how it applies.
