Where Madeira Beach roofs fail in storms

Water covers 69.2 percent of this city's total area, so most roofs sit close to open water and take wind-driven rain from several directions. According to federal damage assessment teams, wind damage to roof coverings ranks as a primary source of water intrusion. Check the covering first, then the edges.

Ridge vents are a weak point. FEMA documents a house whose ceilings collapsed though the only roof damage was lost ridge shingles and ridge vent. Flashing is the other usual leak path. Leaks follow wall and roof intersections, slope changes and roof openings, where the code requires flashing.

A failed soffit often lets in a lot of water, and soffits have performed poorly in hurricanes. About 83.1 percent of the homes here were built before 2000. Many of these roofs and soffits are likely older than the 2007 code, which began requiring soffits to resist wall wind loads.

Repair versus replace

Repair or replace: the 25 percent rule

Florida's building code caps patching at 25 percent of a roof or roof section in any 12 months. Once you pass that threshold, the options narrow to replacing the entire roof or recovering the section that is affected. The law draws its line between repair and replacement right there. After a storm, a repair that grows past it changes the job.

There is one exception. Where your roof was itself built, repaired or replaced under the 2007 Florida Building Code or a later edition, only the repaired portion has to meet current code. No local government is allowed to amend that exception. Ask whoever did the last roofing work for proof of what was built.

Roof repair means renewing part of a roof for maintenance. Replacement means removing the covering and fixing damaged substrate. Under the code, the building official can approve ordinary minor repairs without requiring a permit. In Madeira Beach that official sits in the city's own Building Department, so ask there before a ladder goes up.

What to do safely after a storm

Stay off a wet or damaged roof. From the ground, look for missing or cracked tabs, exposed felt and exposed asphalt. Inside, look for stains on ceilings and the underside of the decking. Photograph all of it before anything is moved.

Tarping is a temporary stop. Water that got in once will keep damaging insulation and walls and can lead to mold, so the repair should not wait long. The hurricane season stretches from June 1 through November 30, and September 10 marks the peak.

On insurance, read your own policy and call your insurer or agent. A roofer may not solicit a claim or advise on coverage. If Helene's 2024 water or wind hurt your roof, the statute sets a one-year window to notify your insurer of a new claim, so do not let it slide.

How old is too old for homeowner insurance on a roof?

An insurer in Florida cannot refuse or non-renew a policy solely on the basis of a roof under 15 years old. When your roof is 15 or older, the insurer has to allow an authorized inspector to check it, at your expense. Age alone is not grounds for refusal or non-renewal if the inspection shows the roof has 5 or more years of useful life remaining. With a median home build year of 1974, many roofs here may be near that age. Ask your insurer or agent.
