Where Redington Beach roofs fail in storms

Water covers 72.6 percent of Redington Beach's total area, so wind and wind-driven rain arrive with little to slow them. FEMA assessment teams call roof covering damage from high winds a primary source of water intrusion. Check shingle tabs, ridge caps and the shingles along the ridge first.

Ridge vents deserve a close look. FEMA notes that losing them can open large holes in the roof deck, and ceilings have collapsed in a house where the only roof damage was lost ridge shingles and vent. Flashing is the next weak point. Code requires it at wall intersections, slope changes and roof openings, and that is where water tends to find a way in.

Soffits fail too. FEMA says they have performed poorly in hurricanes, and the 2007 Florida Building Code began requiring them to resist the same wind loads as walls. Because 88 percent of homes here were built before 2000, many soffits and roof edges likely predate that requirement. That is an inference, not a measured count.

A roof or roof section can be patched on only a quarter of its area within any 12 months. Go beyond that and the whole roof or section must be replaced or recovered. One exception exists for a roof that already meets the 2007 Florida Building Code or a later edition through its own construction, repair or replacement. For that roof, only the repaired area has to meet current code.

The Town of Redington Shores Building Department administers all building services for Redington Beach. Florida code lets the building official decide whether a small repair needs a permit, so ask that office before work starts. After storms, Redington Shores has required a Hurricane Helene permit application and a Substantial Improvement packet for storm permits.

  • Stay off a wet or damaged roof and keep clear of downed lines.
  • Photograph damage from the ground and inside, including ceiling stains.
  • Cover openings with tarps only if you can do it from the ground or a safe ladder position.
