New construction roofing in Redington Beach, FL
Only 3.3 percent of homes in Redington Beach were built in 2010 or later, so most roofs here are replacements on older houses. If you are building new, your roof permit will follow the code edition in effect when the application is filed. Redington Beach permits are handled by the Town of Redington Shores Building Department, so that is the office to call.
Updated October 2026

Our workCode timing
Identifying the code edition that governs your replacement roof
The eighth edition of the Florida Building Code, which is the 2023 version, took effect on December 31, 2023. The Ninth Edition, dated 2026, becomes effective December 31, 2026. Any permit application submitted on or after that date must follow the newer edition. If your roof plans are being drawn now, confirm with the Redington Shores office which edition applies to your filing date.
Roof sheathing on a new home must be fastened with ring shank nails sized by the code table. Dry-in must use one of three underlayment methods, and shingle roofs need drip edge fastened at set spacing. Tile must go over solid sheathing and follow the manufacturer or the Florida tile installation manual.
Inspection order
Coordinating your roof's timeline with construction and required inspections
Inspections on a new home run in a fixed order: foundation, framing, sheathing, exterior wall coverings and soffit, roofing, then final. At the roofing inspection, the inspector checks dry-in, insulation, the roof covering and flashing. Ask your builder to request sheathing and dry-in inspections before any shingles or tile go on.
Your permit lapses if work hasn't begun within 6 months of issuance, or if work pauses for 6 months. Work remains active so long as an inspection is passed within 180 days. Plan the roof crew's start date inside those windows.
Questions
New construction roofing in Redington Beach: questions
What is the new law in Florida about roofs?
Since July 1, 2025, Florida Statute 553.837 requires a builder to warrant a newly constructed home for 1 year against defects in equipment, material or workmanship that cause a material violation of the Florida Building Code. Normal wear and tear, settling, defects caused by the owner, and acts of God such as natural disasters fall outside the coverage. For a new roof in Redington Beach, ask the builder in writing which defects that year covers and send questions to the Redington Shores building office.

Can a private provider inspect my new roof instead of the town?
Florida Statute 553.791 lets the fee owner, or the contractor with written authorization, choose a private provider for plans review or building code inspections. The provider has to be a building code administrator, engineer or architect holding a valid license. Ask the Redington Shores office how private inspections are recorded for a Redington Beach job.
