Roof repair in Indian Shores, FL
The Narrows, a thin 3.5-mile stretch of water between Clearwater Harbor and Boca Ciega Bay, runs beside Indian Shores. Water covers 65.4 percent of the town's area, so surge and wind-driven rain both reach your roof. Leaks here usually start at flashing, vents, or the ridge.

Storm damage
Where roofs fail in Indian Shores storms
Your town sits on a barrier island west of Seminole, between Indian Rocks Beach and Redington Shores. Roofs here take open wind off the water. Storm season starts June 1, ends November 30, and is busiest in the weeks around September 10.
Flashing is where leaks usually begin. Code calls for it at wall-to-roof joints, changes of slope, and openings such as vent pipes and chimneys. Check those spots first after any blow.
Ridge vents are the next weak point. Federal storm assessment teams found that losing a ridge vent exposes a large opening in the deck. In one example house, ceilings collapsed though the only visible damage was lost ridge shingles and vent. Soffits have also performed poorly in hurricanes, and water follows when they fail.
Many roofs here are likely older than the code changes that followed. About 86.4 percent of homes were built before 2000, which suggests many original roofs are well past 20 years. Age makes shingle loss and flashing leaks more likely.
Repair or replace
Repair or replace: the 25 percent rule
Patching on one roof section is capped at 25 percent of its area within any 12 months under the state building code. Once your repairs would pass that line, the entire section has to be replaced or recovered. That cap is what separates a repair from a replacement on an Indian Shores house.
An exception exists for newer work. A roof that itself was built, repaired or replaced under the 2007 Florida Building Code or later needs only the repaired part to meet current code, and local governments cannot amend that. A median build year of 1981 for homes here says nothing about one particular roof, so learn when yours was last redone.
Roof age also matters to your insurer. Once a roof reaches 15 years, Fla. Stat. 627.7011(5) lets you hire an authorized inspector at your own cost, and an insurer may not refuse or non-renew over age alone when that inspector reports 5 or more years of useful life remaining. For how this applies to your own policy, ask your insurer or agent to walk you through it.
Next steps
After a storm, and permits in Indian Shores
Stay off a wet or damaged roof. From the ground, look for missing or cracked tabs, exposed felt, and water stains on ceilings. Photograph what you see, and call a roofer instead of climbing up.
The town describes itself as a special flood hazard area, so ask about substantial-damage rules before you plan work. Nearby towns apply a 50 percent test after storms. Whether a small repair needs a permit is the local building official's call, so confirm with the Indian Shores Building Department.
Questions
Roof repair in Indian Shores: questions
What is the 25% roof rule in Florida?
Florida's code says no more than 25 percent of a roof section can be repaired, replaced or recovered in any 12-month period unless the whole section is redone. A roof built, repaired or replaced under the 2007 Florida Building Code or later is treated differently: only the repaired part must meet current code. In Indian Shores, where 86.4 percent of homes predate 2000, find out when your roof was last redone.

Does a small roof repair in Indian Shores need a permit?
The building code allows ordinary minor repairs without a permit only with the building official's approval. So the answer is the local official's call. The Town of Indian Shores runs its own Building Department. Call it before work starts, describe the repair, and ask. Because the town describes itself as a special flood hazard area, ask about any damage-percentage rules too.

My roof is over 15 years old. Can my insurer drop me?
A roof's age by itself does not settle the question when an inspection shows it has life left. Under Fla. Stat. 627.7011(5), you may hire an authorized inspector at your own expense once a roof is 15 years old. If that inspector finds 5 or more years of useful life remaining, the insurer may not refuse or non-renew solely for age. With a median home build year of 1981 here, this comes up often. Talk with your agent.

What should I check on my roof after a Pinellas County storm?
Look from the ground first. Hurricane Eta in 2020 put the St. Petersburg gauge 3.5 ft above MHHW and cut power to over 40,000 customers in the Tampa Bay area. After storms like that, check ridge shingles and vents, flashing, and any missing or cracked tabs. Look at ceilings for stains too. Do not climb a wet roof.
