Roof replacement in Redington Beach, FL

The median home in Redington Beach was built in 1959, with a margin of error of plus or minus 2 years. That suggests many of the roofs you see here are original or close to it. A roof this old usually means a full replacement sooner than you expect, and the permit rules that follow are more involved than most owners assume.

Why the roofs are old

Roof age and the housing stock in Redington Beach

About 88 percent of the housing units in Redington Beach were built before 2000. Since 2010, just 3.3 percent of the homes in this group have been built. Roughly three in four homes were standing before 1980. Most roofs on these streets have seen several decades of salt air and sun.

Pinellas County as a whole is newer than this town. The county median build year is 1977 and 58.8 percent of its units predate 1980. Redington Beach sits at the older end of that picture, so an owner here should expect the roof question to come up sooner than a neighbor in a newer county.

Permits and inspections

What a reroof triggers in Redington Beach

The town of Redington Beach hands off its permit work to another office rather than operating a building department of its own. Permits are handled through the Town of Redington Shores Building Department, so your application goes there, not to a Redington Beach office. Confirm the current arrangement with that office before you file.

A Florida reroof is not only about shingles. Under the 25 percent rule, if more than a quarter of the roof area is repaired or replaced within any 12-month period, the whole roof covering must be redone to current code, unless the existing roof was built or repaired to the 2007 Florida Building Code or later, in which case only the repaired part must meet current code.

Your permit clock matters. A permit becomes invalid if work does not start within six months of issuance, or if work stays suspended for six months. Work counts as active when it has passed an inspection within the past 180 days. Also, the code requires a Notice of Commencement to be recorded and posted before the first inspection, or you may end up paying twice for the same work.

  • Deck nailing and roof-deck attachment, which a roofing contractor must cover when replacing wood sheathing.
  • Secondary water barrier under the new covering, checked at the inspections.
  • The two inspections the building office runs on the job.
  • Rooftop equipment, which does not have to meet current code unless it is replaced or moved during the reroof.

Water and wind here

Storm and rain exposure on the beach

Water covers 72.6 percent of the total area of Redington Beach, so the town sits in a very wet setting. The 2024 Hurricane Helene surge drowning victims in Pinellas County were concentrated on the barrier islands, including the chain that contains Redington Beach. For a roof owner, that means flooding and wind both matter, and the roof should be inspected after any named storm.

Hurricane season runs from June 1 to November 30, and the peak is around September 10. The rainy season here runs from May 25 to October 10. Plan your roof work for the cooler, drier months when you can.

Questions

Roof replacement in Redington Beach: questions

What is the 25% roof rule in Florida?

If more than 25 percent of the roof area is repaired, replaced or recovered within any 12-month period, the whole roof covering must be brought to current code. The rule applies in Redington Beach through the same statewide code. The exception covers roofs built, repaired or replaced to the 2007 Florida Building Code or later, where only the repaired portion must meet current code. Confirm the details with the Town of Redington Shores Building Department before you file.

Who issues roof permits in Redington Beach?

Pinellas County lists this arrangement, but confirm the current process with the office before you file, since offices and arrangements can change.

How old are most roofs in Redington Beach?

The median home here was built in 1959, with a margin of error of plus or minus 2 years. About 88 percent of homes predate 2000. Many roofs are likely original or past their first generation. Have a roofer or the building office check the decking and covering before you plan a replacement.

Does a roof built after 2007 change the 25% rule?

It can. If the existing roof was built, repaired or replaced to the 2007 Florida Building Code or a later edition, only the repaired, replaced or recovered portion must meet current code, even when more than 25 percent is redone. A local government cannot amend this exception by ordinance. Many homes in older neighborhoods were built around 1959, so a roof from that era would not qualify for this exception. Check your roof records and ask the building office to confirm which code applies to your roof.
