How old is a roof in Gulfport likely to be?

The census puts the median build year at 1963, with a margin of about 4 years either way. Only 2.6 percent of homes were built in 2010 or later. Most original roofs from that era have been replaced at least once, but many houses are still on second or third roofs.

If your shingle roof is more than 25 years old, or your tile, slate, clay, concrete or metal roof is more than 50 years old, expect Citizens Property Insurance to request proof that at least five years of useful life remain. If your Gulfport roof is past those marks, gather the installation date and receipts before you call your insurer.

Florida repair law

The 25 percent rule and what it means for repairs

Florida's building code caps how much of a roof can be repaired or replaced in a 12-month period without bringing the whole roof system up to the current code. The cap is 25 percent of the total roof area. If more than that is being redone, the entire roof covering has to be replaced or recovered.

There is an exception. If your existing roof was built, repaired or replaced to the 2007 Florida Building Code or a later edition, only the repaired section has to meet the current code. Counties and cities here cannot alter that exception through local ordinances. Check your permit file or ask the building office which code applied to your last roofing work.

Storms and rain that reach Gulfport roofs

Gulfport sits on the Pinellas peninsula, where 28.5 percent of the place's total area is water. During Hurricane Hermine in 2016, Pinellas County took the most rain in the event, and street and low-lying flooding was worst there. Storm-total rain near Tarpon Springs reached 22.36 inches.

Rain intensity is also a roofing concern. NOAA Atlas 14 puts a 1-hour rain in a 10-year storm at 2.82 inches an hour. A 24-hour 10-year storm drops 7.48 inches. Gutters and flashing that were fine decades ago may not handle those rates, so inspect drainage after heavy rain.

Lightning is common along this coast too. The corridor from Tampa Bay eastward gets the most lightning in the United States, and more than 90 percent of it falls May through October. Hurricane Eta in 2020 beached sailboats in Gulfport, a reminder that wind and water here arrive together.

What is the 25% roof rule in Florida?

The 25 percent rule caps how much of a roof can be repaired, replaced or recovered in any 12-month period. What is the new law in Florida about roofs?

December 31, 2023 is the date the Eighth Edition, 2023 of the Florida Building Code went into force. The Ninth Edition, 2026, takes effect December 31, 2026, and permit applications filed on or after that date must follow it. Gulfport's Community Development office handles roof permits, so ask there which edition applies to your job.

The records I have do not show a Gulfport historic district. The nearby St. Petersburg has 11 local historic districts where exterior changes need a Certificate of Appropriateness, and St. Pete Beach has the Pass-a-Grille Historic District. Confirm with the Gulfport Community Development office whether any local review applies to your property.

How much rain should a Gulfport roof handle?

NOAA Atlas 14 estimates a 1-hour rain in a 10-year storm at 2.82 inches an hour, and a 24-hour 10-year storm at 7.48 inches. A 100-year 24-hour storm reaches 13.7 inches. Pinellas County took the most rain during Hurricane Hermine in 2016, with 22.36 inches storm-total near Tarpon Springs. Check that gutters and downspouts can carry that volume, and look for ponding on flat sections after heavy rain.
