Roof inspections in Gulfport, FL

Mobile homes make up 3.2 percent of Gulfport's housing units, and they follow different rules from the site-built homes around them. For most of the city, the bigger question is age: 93.1 percent of homes were built before 2000. A roof inspection tells you what is left on your roof before a buyer, an insurer or a storm decides for you.

Why Gulfport roofs get inspected

The median Gulfport home was built in 1963, and 80.2 percent date from before 1980. That suggests many original roofs were replaced long ago, some more than once, and the roof you have now may already be near the 15-year mark or well past it.

Florida law gives you a tool at that age. Once a roof is 15 years old, your insurer must let you hire an authorized inspector, at your expense. If the report shows 5 or more years of useful life left, the insurer cannot refuse or non-renew you solely because of the roof's age.

The statute names who can qualify as that inspector: home inspectors, building code inspectors, roofing and general contractors, engineers and architects, with your insurer's sign-off. Call your insurer or agent before booking, so a Gulfport report is accepted the first time.

What a roof inspection checks

For an insurer, the roof section of the 4-point form sets the outline: covering material, roof age, remaining life, last permit date, share replaced and overall condition. Citizens asks for that 4-point inspection on properties over 20 years old, and the median Gulfport home is far past that.

  • Shingles that crack, curl or have lost most of their granules
  • Look for loose, cracked or missing tabs or tiles, along with any spots where bare asphalt or felt is exposed.
  • Decking that feels soft underfoot
  • Stains or drips in the attic and on ceilings below the roof

Citizens also sets age lines: documented remaining life of at least five years for shingle roofs over 25 years old and for tile, slate or metal roofs over 50. In a city where 93.1 percent of homes predate 2000, a roof near those lines needs a written report.

Timing

When to order a Gulfport roof inspection

Order one before you buy or sell, when your insurer sends a letter about roof age, and after a storm. Hurricane Eta in 2020 beached sailboats in Gulfport, and 28.5 percent of the city's area is water. Roofs here take wind off Boca Ciega Bay.

After storm damage, a repair that touches more than 25 percent of a roof section in 12 months can force a full replacement. Only roofs built, repaired or replaced in compliance with the 2007 Florida Building Code or a later edition fall under the exception, and the 2007 code took effect March 1, 2009. An inspection report shows which side of that line you are on.

Be careful with door-to-door offers. Florida Statute 489.147 bars roofers from offering anything of value for an inspection or claim, and from advising you on coverage. Your insurer or agent can tell you what your policy actually covers, so ask them. Permit questions go to Gulfport's Community Development office.

Does my Gulfport roof need an inspection at 15 years?

Florida does not require one, but it helps you. Fla. Stat. 627.7011(5) requires an insurer to allow an authorized inspector to examine a roof that is 15 years or older, with you paying the cost. When the inspection finds 5 or more years of useful life remaining, roof age alone cannot be the insurer's reason to refuse coverage or non-renew you. In Gulfport, 93.1 percent of homes were built before 2000, so this applies to many owners. Confirm which inspectors your insurer accepts.

What does the roof section of the 4-point form ask?

It records the covering material, roof age, remaining useful life, date of the last roofing permit and update, whether the replacement was full or partial and its percentage, overall condition, and any damage. For any property more than 20 years old, Citizens asks for a 4-point inspection. With the median Gulfport home built in 1963, many owners will see this form at some point.

Does the 15-year rule apply to mobile homes in Gulfport?

The 15-year roof rule is Fla. Stat. 627.7011(5) for homeowner's policies: when a roof is 15 years or older, the insurer must let you have an authorized inspector check it at your expense, and it may not refuse or non-renew solely for roof age if the inspection shows 5 or more years of useful life left. Mobile homes are 3.2 percent of Gulfport's housing units, and Senate staff note that this statute does not apply to mobile home policies. Citizens requires a 4-point inspection on mobile home applications for properties over 20 years old, so ask your insurer or agent what applies to your policy.

Who can sign a roof inspection for an insurer?

It depends on the form. A general, residential, building or roofing contractor, a building code inspector, or a Florida-licensed home inspector must sign the Citizens Roof Inspection Form, and photos of every roof slope go with it. Under the 15-year rule, your insurer must also sign off on the inspector. Check with your insurer before you hire, so the report is accepted for Gulfport's older roofs.
