Code edition timing

Which code edition a Gulfport roof permit falls under

Florida's current building code edition has been in force since late 2023, and a newer edition arrives at the close of 2026. A Gulfport permit application filed after that second date must meet the newer rules, so your filing date decides which standards govern the roof.

Gulfport issues its own roof permits through City of Gulfport Community Development, which is a municipal building department. Call that office before you finalize plans, since it sets the filing timeline for a Gulfport address.

Dry-in and fastening

Plywood or OSB decking in a Gulfport build is fastened with ring shank nails. The code names RSRS-03 nails at 2 1/2 inches long, and RSRS-01 or RSRS-04 are allowed where the sheathing is 15/32 inch or thinner. Your inspector will check these nails at the sheathing inspection.

Building code lists three methods for ventilating a shingle or metal roof. You can cover the whole deck with self-adhering membrane, tape the deck joints and then add approved underlayment, or lay two layers of felt-type underlayment with a set fastener schedule. Pick the method before the crew arrives.

At shingle eaves and gables, drip edge goes over the underlayment and is fastened at a maximum of 12 inches on center. The spacing tightens to 4 inches where design wind speed is 110 mph or more or the mean roof height is over 33 feet.

Approval and scheduling

Approvals, inspection order and roofer licensing in Gulfport

Florida requires statewide approval for roofing products. Look up each product in the Florida Building Commission search by FL number or manufacturer before you order, and keep the approval number with your Gulfport permit paperwork.

The roofing inspection comes after framing and sheathing, so schedule the roof so the dry-in inspection happens before interior work. The required order runs foundation, framing, sheathing, exterior coverings, roofing and final.

State law lets a builder put asphalt or fiberglass shingles on a new building it built itself. Other roof types go to a roofer holding a state certificate or registration, and a general contractor cannot advertise as a roofer without one.

Short eaves trigger the rule. Where eaves project less than 6 inches, the code calls for gutters with downspouts, with exceptions at gable rakes and over a lower roof.
