Roof repair in Holiday, FL

Hurricane Eta in 2020 gave Holiday the highest rain total in Pasco County, 5.05 inches. A roof that was already tired, with loose flashing or a cracked vent boot, is where that water gets in. Small repairs often make sense here. Repeated patching on an old roof does not.

Failure points

Where Holiday roofs leak after a storm

NOAA lists 6 local storm reports tied to Holiday from 2016 through 2025: 4 thunderstorm wind, 1 hail and 1 lightning. The largest hail was 0.75 inch. Wind of that kind lifts shingle tabs and tears ridge caps before it dents anything.

Leaks usually follow the places where the code requires flashing: wall and roof joints, changes of slope, and openings such as vent pipes and chimneys. In Pasco County, Hurricane Ian left damage described as mostly minor and limited to shingles and downed trees. Check those spots first.

The ridge deserves a look too. FEMA notes that losing a ridge vent can open a large hole in the roof deck, and one of its example houses had ceilings collapse though only ridge shingles and the ridge vent were lost.

The 25% line

Repair or replace an older Holiday roof

The median Holiday home was built in 1977, and 64 percent of housing units predate 1980. Roofs on these homes have likely been replaced at least once, so ask what is on yours before you pay for patches.

In any 12-month period, Florida caps repairs at 25 percent of a roof or roof section. Once repairs go beyond that, you have to replace or recover the whole roof or the whole section. The exception covers a roof already built or repaired to the 2007 Florida Building Code or later, and then only the repaired part must meet current code.

Mobile homes make up 16.4 percent of Holiday housing units. They follow the HUD code, so confirm the rules for your roof with the building office.

What to do

Permits and safe steps after a storm

Because Holiday is an unincorporated place, you get roof permits from Pasco County Building Construction Services. Under Florida rules, the building official may approve ordinary minor repairs with no permit required. Ask the county before you assume your repair qualifies.

  • Stay off a wet or damaged roof and photograph the damage from the ground.
  • Cover openings with a tarp from inside the attic if you can do so safely.
  • Check the attic and ceilings for stains, soft spots and daylight.
  • Keep receipts for temporary repairs.

For anything about your policy, call your insurer or agent. Florida law bars roofing contractors from soliciting claims or advising on coverage.

Questions

Roof repair in Holiday: questions

Does a small roof repair in Holiday need a permit?

It depends on the repair. Florida allows ordinary minor repairs with the building official's approval and no permit. Holiday is unincorporated, so that official works for Pasco County Building Construction Services. Call them before work starts, and describe the size of the repair. They decide whether yours counts as minor.

What is the 25% roof rule for a Holiday home?

If you repair more than 25 percent of a roof or roof section in 12 months, the whole roof or section must be replaced or recovered. The exception applies when the roof was built, repaired or replaced to the 2007 Florida Building Code or later. With a median build year of 1977 in Holiday, check what is on your roof.

How much rain did Hurricane Eta drop on Holiday?

Hurricane Eta in 2020 brought 5.05 inches to Holiday, the highest Pasco County total. Helene in 2024 peaked at 2.94 inches near Holiday. Rain alone rarely wrecks a sound roof. It finds weak flashing, worn vent boots and missing shingles.

Can my insurer drop me because my Holiday roof is 15 years old?

Age by itself does not trigger it when an inspection shows the roof has 5 or more years of useful life left. Before an insurer requires replacement of a roof that old, the homeowner may have an authorized inspector examine it, paid by the homeowner. In Holiday, where 64 percent of housing units predate 1980, ask your agent how the rule applies to your policy.
