Roof repair in Trinity, FL

Two brief tornadoes touched down between Trinity and Odessa, one on October 12, 2023 that bent a fence and one on August 28, 2024 that did no damage. Neither is a roof event, but they show what wind does here: it finds loose edges first. Repair is usually the right call for a newer Trinity roof.

How wind and rain bring down roofs in Trinity

Pasco County has been under federal disaster declarations for Irma in 2017, Ian in 2022, Idalia in 2023 and Debby in 2024. Ian damage in the county was described as mostly minor and limited to shingles and downed trees. Lost or lifted shingles are the usual repair here.

After shingles, check the places where water gets in. Leaks track wall and roof intersections, changes of slope, and roof openings, which is where the code requires flashing. Ridge vents matter too. Federal storm-assessment teams found that a lost ridge vent opens a large hole in the deck, and in one example house the ceilings collapsed even though the only roof damage was lost ridge shingles and vent.

Soffits are another weak spot. They have historically performed poorly in hurricanes, and when they fail the result is often significant water intrusion. Beginning with the 2007 Florida Building Code, soffits had to withstand the same wind loads as walls.

Repair or replace: what the 25% rule means in Trinity

In any 12-month period, the Florida Building Code limits patching to 25 percent of a roof or roof section. When the damage is more than that, the whole roof or the affected section has to be replaced or recovered. This threshold is what the law uses to separate repair from replacement.

Trinity's median home was built in 2006, and 30 percent of its housing units went up in 2010 or later, against 18 percent countywide. That does not tell you any single roof's age or code edition. The exception applies only if your own roof was built, repaired or replaced to the 2007 code or later. If it was, only the repaired part must meet current code, and no local government can change that exception.

For insurance, a roof's age runs from the date 100 percent of its surface was built or replaced. When your roof has reached 15 years or more, your insurer has to allow an authorized inspector to examine it, and you cover the cost. For anything about your policy, contact your insurer or agent.

Because Trinity is an unincorporated census-designated place, Pasco County Building Construction Services handles your roof permits. Ordinary minor repairs can be approved by the building official without a permit under the code, so check with that office before you begin.

From June 1 through November 30 is hurricane season, and it tends to peak near September 10. After a storm, stay off the roof. From the ground, look for missing or cracked tabs, exposed felt and bare asphalt. In the attic, look for visible leaks and wet insulation. Photograph what you see, and call your insurer within the 1-year claim notice window.

What is the 25% roof rule in Florida?

Under the code, repairing, replacing or recovering more than 25 percent of a roof or roof section in any 12-month period is not allowed unless the entire roof or section is replaced or recovered. A roof that was built, repaired or replaced to the 2007 Florida Building Code or a later edition is the exception. In Trinity, where the median home was built in 2006, that may apply to some roofs but not all. Pasco County Building Construction Services can confirm the specifics for you.

Do I need a permit for a roof repair in Trinity?

Possibly. The code lets the building official approve ordinary minor repairs without a permit, so the local office decides. Trinity is unincorporated, so that office is Pasco County Building Construction Services. Ask them before work begins and describe the repair, since a larger repair may need a permit.

What is the new law in Florida about roofs?

Two rules matter most for repairs. A roof 15 years or older can be inspected by an authorized inspector at your expense, and the insurer may not refuse or non-renew solely for age if 5 or more years of useful life remain. Policies issued on or after January 1, 2023 also prohibit assigning post-loss benefits. Check how both apply to you with your insurer or agent.

What storm damage should I look for on my Trinity roof?

Start with missing or cracked shingle tabs, exposed felt and lost ridge vents. Then check flashing at wall intersections, vent pipes and roof openings, and look for soft spots or leaks in the attic. Pasco County's 2022 Ian damage was mostly limited to shingles, so loose or missing shingles are the most likely finding.
