How old are Dade City homes and roofs?

The Census places the median build year for homes here at 1980, with a margin of plus or minus 4 years. Half of the city's housing units were built before 1980. Countywide, the share is 28 percent. That gap means many Dade City roofs are likely past 25 years old, and some may be older still.

Only 15.7 percent of homes were built in 2010 or later. If your roof is older than 25 years and has shingles, Citizens Property Insurance asks for documentation of at least five years of remaining useful life. Roofs with heavier coverings, such as tile or metal, get a 50-year threshold instead. Ask your insurer or agent which threshold applies to your roof.

The city also keeps a municipal historical register and historic ordinances, and the Church Street Historic District is listed on the National Register. If your property is in or near that district, ask the building office whether any extra review applies before you change the roof.

Hurricane Milton in 2024 dropped 14.94 inches of rain near Dade City, the highest total recorded in Pasco County. The Dade City rain gauge appears on the National Weather Service Tampa Bay top-10 list for Milton. Heavy rain can get under a roof edge even when wind damage is light, so check flashing and gutters after a big storm.

Most of the damage Pasco saw from Hurricane Ian in 2022 was minor, mainly loose shingles and fallen trees. Across the county, Hurricane Irma in 2017 left many homes damaged. Can I replace my own roof in Florida?

Florida law assigns roofing work to licensed roofing contractors, and the Building Department issues the permit for roof replacement. Under Florida Statute 489.113, a general or residential contractor who advertises as a roofing contractor must hold a roofing certificate or registration. Citizens Property Insurance asks for documentation of at least five years of remaining useful life for roofs older than 25 years if they use shingles, or older than 50 years if they use tile, slate, clay, concrete or metal.
