Roof replacement in Dade City, FL
The median home in Dade City was built in 1980, and about half of the city's 3,441 housing units are older than that. If you own one of these homes, the roof you have is probably the original or a re-roof from decades ago. A replacement here goes through the City of Dade City Building Department and is checked at two inspections.

Roof age here
Why 1980-era homes in Dade City need a closer roof look
About 49.8 percent of homes in the city were built before 1980. A roof on a home from that period is likely past its expected life, so many owners are already weighing a replacement. Only 15.7 percent of homes date from 2010 or later, so newer roofs are the exception here.
Roughly 63.5 percent of occupied homes are owner-occupied. An owner who lives in the house decides on the roof, and the city's permit office is the place to start the paperwork.
Permits and code
Dade City permit steps, inspections and the 25% threshold
Roof permits in Dade City go through the City of Dade City Building Department, the office that also handles the city's most common permits. Begin with that office before any tear-off.
In Dade City, a roof that was built or repaired to the 2007 code or later can have only its repaired section brought up to current code, while older roofs fall under the general limit. Ask the building office which roof section your job touches.
- Take the permit card from the Dade City Building Department before the old shingles come off.
- File the Notice of Commencement with the county and keep a copy at the house ahead of the first inspection, or you may end up paying twice.
- Start the work inside the 6-month window the permit allows, and keep inspections moving so it stays active.
Questions
Roof replacement in Dade City: questions
Can I replace my own roof in Florida?
Florida law limits who can do roofing work for hire. A general contractor must subcontract roofing work unless it holds a roofing certificate or registration, except on a new building of its own construction. The rule matters because the permit and the contract depend on who does the work. Check the license of anyone you hire with the state, and confirm the permit with the Dade City Building Department before you start.

Does my roof need to meet the new code?
Florida's 2023 Building Code, Eighth Edition, has applied since December 31, 2023. A Ninth (2026) Edition replaces it for applications filed from December 31, 2026 onward, so the filing date of your Dade City permit decides which book applies. If your roof was built or repaired to the 2007 code or later, the exception in Fla. Stat. 553.844(5) may limit the upgrade to the repaired portion. Half of Dade City's homes predate 1980, so many owners will be on the older-roof side of that line.

What does an insurer need to see about an older roof?
Dade City has 3,441 housing units, and half of them were built before 1980 (county: 28%), so older roofs are common here. Under Fla. Stat. 627.7011(5), a roof 15 years or older can be checked by an authorized inspector at the homeowner's cost, and the insurer may not refuse or non-renew over age alone if 5 or more years of useful life remain. Ask your agent how your own insurer applies that rule.
