Hurricane Milton in 2024 put 14.94 inches of rain near Dade City, the highest total in Pasco County. Rain that heavy finds any gap. Leaks usually start where the code calls for flashing: wall and roof joints, changes of slope, and openings such as vent pipes and chimneys.
After any wind event, take a close look at your ridge vents. FEMA notes that losing a ridge vent can open a large hole in the roof deck. Its example house had ceilings collapse even though the only roof damage was lost ridge shingles and ridge vent.
In 2022, Hurricane Ian sent gusts of 50 to 65 mph across Pasco County, and the damage was described as mostly minor, mainly to shingles and fallen trees. Missing, cracked or curled shingles are the usual repair in this area.
Repair versus replace
Repair or replace: the 25 percent rule
Half of Dade City's housing units were built before 1980, against 28 percent countywide. Many roofs here may be older than the 2007 Florida Building Code, though a home's build year alone does not tell you its roof's age. That matters because of the 25 percent rule.
Unless the whole section is redone, the rule caps repairs, replacement or recovering at 25 percent of any roof section within a 12-month period. The exception covers a roof that itself was built or replaced to the 2007 code or later. When that applies, only the repaired section has to meet current code.
Mobile homes make up 14.4 percent of Dade City's housing units. They follow the HUD code, so ask the building office which rules apply before a repair.

If your roof is 15 years or older, Florida law requires the insurer to allow an authorized inspector to check it, at your expense. Age alone cannot be the sole reason for a refusal or non-renewal when that inspection finds 5 or more years of useful life remaining.
