The 15-year rule
What Florida law asks about a roof 15 years or older
Florida Statute 627.7011(5) sets the rule. A Jupiter insurer may not turn you away or drop you only because your roof is younger than 15 years. Once a roof reaches 15 years, the insurer must let you hire an authorized inspector at your own expense. If that inspector finds 5 or more years of useful life left, age alone cannot be the reason for refusal.
With a median build year of 1989, half of Jupiter's homes are older than that. That suggests many original roofs here have passed the 15-year mark more than once. Palm Beach County's median is 1986, so the pattern is similar across the county.
The statute lists who counts as an authorized inspector: a licensed home inspector, a certified building code inspector, a licensed general, building, residential or roofing contractor, an engineer, or an architect. Who can legally inspect my roof for an insurer?

Is a wind mitigation inspection the same thing?
No. A wind mitigation inspection uses form OIR-B1-1802, effective April 1, 2026, and is valid for up to five years if nothing material changes. It records items such as roof deck attachment, roof-to-wall connections and roof shape, some in the attic. Your insurer or agent can tell you how discounts apply. Palm Beach County is outside the High Velocity Hurricane Zone, so the form's wind regions decide your category.
