Roof inspections in Palm Beach Gardens, FL
Mobile homes make up 1.7 percent of housing units in Palm Beach Gardens, and they follow different roof rules than site-built houses. For everyone else, an inspection matters most when a roof reaches 15 years, because Florida law ties insurer decisions to roof age.

Local housing age
How old are the roofs in Palm Beach Gardens?
Homes in town have a median build year of 1995, while Palm Beach County sits at 1986. That makes local housing newer than the county average. It suggests many original roofs are now near or past the 15-year line, and a replaced roof may be younger than that.
Only 17.8 percent of homes here predate 1980, so very old roofs are the smaller group. Older owners are common, though. Residents 65 and older are 32.5 percent of the town, and 8.8 percent of units are seasonal or occasional-use homes. A seasonal home can sit empty during a leak, so an inspector's look at the ceilings and attic helps.
15-year rule
What Florida law asks about roofs 15 years or older
Under Fla. Stat. 627.7011(5), a roof under 15 years old cannot be the only reason an insurer declines to issue or renew your policy. For an older roof, the insurer must let you have an authorized inspector check it at your own expense. It may not drop you for age alone if that inspection shows 5 or more years of useful life left.
An authorized inspector must be accepted by your insurer and can be a roofing contractor, a licensed home inspector, an engineer or an architect. Confirm with your insurer that the person you hire qualifies before you pay. Your agent can tell you what your own policy requires.
The roof section of the 4-point form records the covering, roof age, remaining useful life, last permit date and any damage. If your insurer asks for a 4-point report, the roof part is what a roofer fills in. Roofs need photos of each slope.
Timing
When to order a roof inspection here
Good moments are a purchase or sale, a letter from your insurer about roof age, and the days after a storm. The EF-2 tornado of April 29, 2023 began just east of I-95. Hurricane Milton's EF-3 tornado on October 9, 2024 collapsed part of a supermarket roof in Avenir and heavily damaged roofs on homes there.
- Covering condition: cracking, curling, granule loss, loose or missing tabs or tiles
- Soft spots in the decking
- Leaks showing in the attic or on ceilings
- Permit history and repair or replacement percentage
Claim deadlines are short: one year from the date of loss for a new or reopened claim, and 18 months for a supplemental one. Florida law also bars roofers from offering you anything of value for an inspection, so ask your insurer, not a contractor, about coverage.
Questions
Roof inspections in Palm Beach Gardens: questions
Do mobile homes in Palm Beach Gardens follow the same roof inspection rules?
Mobile homes are 1.7 percent of housing units in Palm Beach Gardens, and they follow the HUD code, not the Florida Building Code. Senate staff say the 15-year roof statute leaves mobile home policies out. Citizens also requires a 4-point inspection for mobile home applications on properties more than 20 years old. Ask your insurer which roof documentation it wants.

My insurer says my roof is over 15 years old. What can I do?
You may hire an authorized inspector, at your expense, before the insurer requires replacement. If the report shows 5 or more years of useful life remaining, the insurer may not refuse or non-renew solely for roof age. About 32.5 percent of Palm Beach Gardens residents are 65 or older, and many are asked this. Your insurer or agent decides what your policy requires.

Does Citizens have its own roof age limit?
Citizens asks for documentation of at least five years of remaining useful life for roofs older than 25 years if soft, such as shingle, or 50 years if hard, such as tile, slate, concrete or metal. A signed Roof Inspection Form with photos of each slope can supply it. Palm Beach County's median home was built in 1986, so many county roofs may be near these lines.

Where do I check roof permit history in Palm Beach Gardens?
Start with the Building Division of the City of Palm Beach Gardens. The 4-point form asks for the date of your last roofing permit, so having it ready helps the inspector. Palm Beach County is outside the High Velocity Hurricane Zone, so county-standard Florida Building Code rules apply to permits here.
