Age rules

Roof age and the 15-year insurance line

The town's median home was built in 1989, close to the Palm Beach County median of 1986. That tells you the houses are not all old, but it does not tell you how old any one roof is. Only the permit history for your address can do that.

Florida law lets an insurer ask for more once a roof reaches 15 years. For a roof that age, the insurer must let you have an authorized inspector check it at your own expense. Should that inspection show at least 5 years of useful life remaining, the insurer cannot turn you down or decline to renew on the basis of age alone. Policies issued or renewed on or after July 1, 2022 fall under this rule.

Citizens sets its own lines. Documentation showing at least five years of remaining life is required once a shingle roof passes 25 years, or a tile or metal roof passes 50. Citizens also wants a 4-point inspection on properties more than 20 years old.

What the inspector actually checks

On the 4-point form, the roof section records the covering material, roof age, remaining useful life, last permit date and whether the replacement was full or partial. Your inspector also walks the slopes for cracking, curling, granule loss, exposed felt, soft decking and attic leaks. Photos of each slope go with the form.

A separate wind mitigation form, OIR-B1-1802, covers the parts you cannot see from the ground: deck attachment, roof-to-wall connections and any sealed roof deck. It stays valid for up to five years if nothing about the structure changes. With 97.5 percent of Jupiter Inlet Colony housing in single-family detached homes, most owners here deal with these forms house by house.

Who signs matters. For the Citizens roof form, a general, residential, building or roofing contractor, a building code inspector or a Florida-licensed home inspector may sign. Your insurer must approve the inspector for the 15-year rule.
