Roof inspections in Jupiter Farms, FL

Mobile homes make up only 0.4 percent of Jupiter Farms housing units, so nearly every roof here follows the Florida Building Code. The median home was built in 1989. Many original roofs are likely well past 15 years, which is the age Florida insurers watch.

Housing age

How old are roofs in Jupiter Farms homes?

Half the homes here went up in 1989 or earlier, and the margin of error on that year is 2. That suggests many original roofs are likely past 15 years. Only 14 percent of homes predate 1980, so the older roofs are mostly replacements from a later era.

Owners hold 4,331 of the 4,449 occupied homes, and 97.5 percent of units are single-family detached houses. The roof is almost always your own responsibility. Residents 65 and older are 19.8 percent of the population, and many of them have owned the same roof a long time.

Florida rules

What Florida's age rule and the insurer's roof form ask of you

Florida Statute 627.7011(5) protects newer roofs: an insurer cannot turn away a homeowner's policy only because the roof is under 15 years old. After your roof turns 15, you can pay for an authorized inspector to look at it yourself. Age by itself cannot end your coverage when that report shows 5 or more years of useful life remaining.

The insurer picks who counts as authorized. The list includes a roofing contractor, a licensed home inspector, a building code inspector, an engineer and an architect. Palm Beach County's median build year is 1986, close to the 1989 figure here, so this rule reaches many of your neighbors.

The roof section of the 4-point form records the covering, roof age, remaining useful life, last permit date, whether the replacement was full or partial, overall condition and a damage list. Citizens asks for that form on properties past 20 years of age. Before you order anything for a Jupiter Farms house, call your agent and ask which form the insurer wants.

Inspection timing

When to schedule an inspection and what the inspector looks at

The inspector looks for cracking, curling, heavy granule loss, exposed felt, loose or missing tabs, soft decking and leaks in the attic or on ceilings. A wind mitigation inspection adds attic items you cannot see, such as deck nailing and roof-to-wall connectors, with photos.

Order one when you buy or sell, when your insurer sends a roof-age letter, and after a storm. Hurricane Milton's tornado on October 9, 2024 did EF-1 to EF-2 damage to trees, outbuildings and power poles here. Florida bars a new property claim unless the insurer gets notice within 1 year of the date of loss, so a post-storm inspection should not wait.

Florida law bars roofers from offering anything of value for a roof inspection or soliciting claims. We explain the roof, not your coverage. Any repair permit goes through the Palm Beach County Building Division, because Jupiter Farms is unincorporated. Confirm current requirements with that office.

Questions

Roof inspections in Jupiter Farms: questions

Is my Jupiter Farms roof too old for insurance?

Age alone does not decide it. With a median build year of 1989 here, many original roofs are past 15 years. For a roof 15 or older, Fla. Stat. 627.7011(5) lets you have an authorized inspector check it at your expense. An inspection showing 5 or more years of useful life left means the insurer cannot refuse or non-renew only because of how old the roof is. Your agent can explain how your own coverage treats roof age.

Who counts as an authorized roof inspector in Florida?

Your insurer has to accept the inspector, who must also fit a state list. The list includes a licensed home inspector, a certified building code inspector, a licensed general, building or residential contractor, a roofing contractor, an engineer or an architect. An insurer may also accept other kinds of professionals as qualified for this. With 97.3 percent of Jupiter Farms homes owner-occupied, most owners make this call themselves, so ask your insurer for its list before you book anyone.

What does the roof section of the 4-point form record?

It records the covering material, roof age, remaining useful life, date of the last roofing permit, full or partial replacement and the percent replaced. It also notes overall condition and the damage list, such as cracking, curling, granule loss and leaks. For homes older than 20 years, Citizens calls for the 4-point inspection. Jupiter Farms homes are mostly site-built houses, and 14 percent predate 1980.

Where do I get a roof permit in Jupiter Farms?

Jupiter Farms is unincorporated, so permits come from the Palm Beach County Planning, Zoning & Building Division, not a town hall. Confirm current permit requirements with that building office before work starts. The county is not in the High Velocity Hurricane Zone, which covers only Miami-Dade and Broward.
