How old are Juno Beach roofs?

The median Juno Beach home was built in 1989, and 26.6 percent of homes predate 1980. By itself, a build year says nothing certain about the roof on top. Many roofs have been replaced since. Still, a home from 1989 or earlier has had time to need at least one new roof, so ask the seller or the permit record when yours was last done.

State law sets the age mark for insurers at 15 years, in Fla. Stat. 627.7011(5). A roof under that age cannot be the sole reason an insurer declines to write or renew your homeowner's policy. Once a roof reaches 15, you may bring in an authorized inspector, paid by you, before the insurer acts. A finding of 5 or more years of useful life left bars a refusal for age alone.

Mobile homes make up 6.8 percent of Juno Beach housing units, and the 15-year rule does not apply to mobile home policies. If you own one, ask your insurer which roof documents it wants.

What a roof inspection checks

An inspector looks at the covering, its age, how much useful life remains, and the last roofing permit. The insurer's form also lists damage: cracking, curling, heavy granule loss, exposed asphalt or felt, loose or missing tabs, soft decking spots and visible leaks. The inspector checks the attic and ceilings for leaks too.

Wind mitigation is a separate form, OIR-B1-1802. It asks about roof deck attachment, roof-to-wall connections, a sealed roof deck, roof shape and opening protection. Once signed, that form can be reused for up to five years, as long as the structure has not changed. Insurers must offer credits for features shown to reduce wind loss, and your agent can tell you what yours offers.

Citizens Property Insurance asks for proof of at least five years of remaining life on soft roofs such as shingle older than 25 years. Tile or metal roofs are measured against a 50-year age instead. A property more than 20 years old also needs a 4-point inspection for a Citizens application, and that covers a good share of Juno Beach homes.

Timing

When to order an inspection in Juno Beach

Buying, selling, or getting a roof-age letter from your insurer are all good reasons to order an inspection. With 25.4 percent of local units used seasonally, many owners are away when problems start. A pre-season inspection finds slow leaks before they reach the ceiling.

Palm Beach County felt Hurricane Irma in 2017, with 2 to 4 feet of surge along the coast. After any storm, have the roof checked. A reopened or new claim is barred unless notice reaches the insurer within 1 year of the loss, and a supplemental claim within 18 months.

What is the 15 year roof rule in Florida?

The rule sits in Fla. Stat. 627.7011(5). A homeowner's policy cannot be refused or left unrenewed solely because the roof is under 15 years old. Once a roof reaches 15 years, the owner may hire an authorized inspector, at the owner's cost, before the insurer acts. Once a roof is found to have 5 or more years of useful life remaining, an insurer cannot refuse to cover it or decline to renew it on the basis of age alone. Who can do a roof inspection for my insurer in Juno Beach?

Florida law lists an authorized inspector as someone the insurer approves who is a licensed home inspector, a certified building code inspector, a licensed general, building, residential or roofing contractor, an engineer or an architect. The current form, OIR-B1-1802, is valid for up to five years if no material changes were made to the structure and no inaccuracies were found on the form. It records roof deck attachment, roof-to-wall connections, a sealed roof deck and opening protection.
