When a Delray Beach roof reaches insurance age
Here is the rule in order. Up to 15 years, roof age by itself cannot be the reason an insurer refuses or non-renews a homeowner's policy (Fla. Stat. 627.7011(5)(b)). At 15 years and beyond, the insurer must let you have an authorized inspector check the roof, at your expense, before it can require a new roof; if the inspector finds 5 or more years of useful life, age alone still cannot end the policy (627.7011(5)(c)). Policies issued or renewed on or after July 1, 2022 fall under it.
Citizens, the state-backed insurer, draws its lines at 20, 25 and 50. Any home over 20 years old needs a 4-point inspection on a Citizens application, and the median Delray Beach house, built in 1983, turns 43 this year. Shingle roofs past 25 and tile, metal or other hard roofs past 50 need paperwork showing 5 or more years of life left; an original tile roof from 1983 crosses that line in 2033.
Roof age runs from the last date the entire surface was built or replaced (627.7011(5)(d)), not from the house's age. The City of Delray Beach Building Division holds the permit record that proves it.

Reading the OIR-B1-1802 form for a 1983 Delray Beach house
Since April 1, 2026, insurers have used revision 04/26 of the state's wind mitigation form, OIR-B1-1802. Its roof questions cover the building code era, the wind region from ASCE 7-22, the covering and its product approval, deck attachment, the roof-to-wall connection, roof shape, and whether a secondary water barrier is present. A completed form stays valid up to five years if nothing material changes.
Two answers matter more on an older house. The code-era boxes start with the 2001 Florida Building Code, so a house from 1983, three years older than the county's median home, relies on the other items for credit. And a hip roof counts as one only if non-hip features make up no more than 10% of the roof perimeter.
Insurers must offer discounts for wind-loss features (Fla. Stat. 627.0629); the state's notice OIR-B1-1655 says they touch only the hurricane-wind portion of the premium and do not stack. An agent can price each item.

It records the covering material, the roof's age and remaining useful life, the date of the last roofing permit, whether a replacement was full or partial and how much was replaced, the overall condition, and a damage list: cracking, curling, granule loss, exposed asphalt or felt, missing or loose pieces, soft decking, hail marks and attic or ceiling leaks. Citizens asks for the 4-point on homes more than 20 years old, which includes the median Delray Beach house, built in 1983.

Is a roof certification the same as a roof inspection in Delray Beach?
Not in law. No Florida statute defines a roof certification; the phrase usually means an insurer's roof condition form, such as Citizens' Roof Inspection Form RCF-1, which was once titled Roof Condition Certification Form. RCF-1 must be signed by a general, residential, building or roofing contractor, a building code inspector or a Florida home inspector, with a photo of each slope. In a city where 42.8% of homes date from before 1980, ask your insurer which form it wants before booking anyone.

Does Florida help pay for a wind inspection on a Delray Beach home?
There is a state program. Fla. Stat. 215.5586 created My Safe Florida Home, which offers wind-mitigation inspections and matching grants for site-built, owner-occupied single-family homes with a homestead exemption, with a pre-2008 build date among the grant conditions. Whether it was taking applications on October 5, 2026 could not be confirmed, so check its status yourself. Many Delray Beach houses fit the age test: the median home was built in 1983, and owners occupy 63.2% of homes.
