In Delray Beach, 42.8% of homes were built before 1980, a bigger share than the 33.5% across Palm Beach County. A new roof on one of those houses is a full Florida re-roof: the old layers come off, the deck is re-nailed to today's table, a sealed underlayment goes down, and the city inspects twice.

Re-roofing a Delray Beach house from before 1980

A house from the 1970s was framed more than two decades before Florida's first statewide code took effect on March 1, 2002, and its deck was fastened to whatever local rule applied then. Strip the covering off a sawn-lumber, plank or wood-panel deck and section R908.7 kicks in: the deck's fastening has to be brought up to R908.7.1, and a secondary water barrier goes under whatever covering comes next.

In practice that means nails. Table R908.7.1.2 sorts plywood and OSB decks by what already holds them: staples or 6d nails get extra ring-shank nails at 6 inches or closer however they were spaced, 8d nails already at 6 inches are left alone, and 8d nails set farther apart are filled in to 6. Every extra nail is a ring-shank at least 2-1/4 inches long.

Some roofs must come off entirely. The code bars a new covering over a roof that is water-soaked, already carries two or more layers, or is wood shake, slate, or clay or cement tile (R908.3). Permit

The City of Delray Beach Building Division issues the permit. Re-roofs skip plan review (FBC-B 107) but not inspection: one visit checks the sheathing, its fasteners and the dry-in, and a later one checks dry-in, insulation, roof coverings and flashing (FBC-B 110.3).

A partial job has a ceiling. Section R908.1.1 caps repair, replacement or recover work at one quarter of a roof or roof section in any 12 months; go past it and the entire section has to meet today's code. Fla. Stat. 553.844(5) relaxes that only for roofs already built or replaced under the 2007 code or a later one, which rules it out for an original roof on a pre-1980 house.

How do I find out when my Delray Beach roof was last replaced?

Start with the permit history. Florida counts a roof's age for insurance from the last date its whole surface was built or replaced (Fla. Stat. 627.7011(5)(d)), and the Citizens 4-point form asks for the date of the last roofing permit. The City of Delray Beach Building Division keeps the permits for addresses inside the city. With the median home here built in 1983, the roof on top may not be the first one, and the permit date settles which roof the insurer is looking at.

Will a Delray Beach re-roof add hurricane straps to my house?

Sometimes. Fla. Stat. 553.844(3) makes a re-roof on a site-built single-family home include a secondary water barrier and stronger deck attachment, and in the wind-borne debris region, homes valued above a set threshold also get improved roof-to-wall connections. Those connections are required only if the gable ends or all corners can be done for 15 percent of the re-roof's cost, gable ends first (553.844(2)(b)3.). Delray Beach sits outside the High-Velocity Hurricane Zone, but the debris region follows the wind map and distance to the coast, so the answer depends on the address.

Can I switch my Delray Beach house to a metal roof?

Usually, if the product and the paperwork line up. Metal panels and metal shingles must be made under the manufacturer's Florida product approval and its limits of use (R905.4, R905.10), and roofing is a product category that needs statewide approval (Fla. Stat. 553.842). The re-roof still gets the deck re-nailing and a sealed underlayment. Near salt water, FEMA notes that metal corrosion is most pronounced within 3,000 feet of the ocean, so ask about the metal and the fasteners. A designated house also needs the city's Historic Preservation office to weigh in on the change.
