Roof inspections in Boca Raton, FL

Boca Raton's median home was built in 1983, three years before the county median, so it turns 43 in 2026. That puts it past Citizens' 20-year line for a 4-point inspection, and an original shingle roof on it would be past both the 15-year line in state law and Citizens' 25-year line. The inspection forms decide what happens next.

Boca Raton homes and the insurer's roof-age lines

The state rule protects a roof under 15 years old from refusal or non-renewal on age alone. Once a roof turns 15, the insurer must let the owner have an authorized inspector check it at the owner's cost before requiring replacement, and an inspection showing at least 5 years of remaining life means the insurer may not refuse or non-renew based on age alone (Fla. Stat. 627.7011(5)). Senate staff note the section does not reach mobile home policies, a small matter in a city where mobile homes are 0.2% of housing.

Citizens asks for a 4-point inspection on homes older than 20 years and for proof of 5 years of remaining life on shingle roofs past 25 or hard roofs, tile and metal among them, past 50. A 2026 bill to widen the inspector list and set a separate standard for low-slope roofs died in committee on March 13, 2026, so section 627.7011(5) remains in force as written.

Roof age runs from the last full replacement, not the house's age (627.7011(5)(d)); the city's Building Permits and Inspections office holds that permit date.

The forms

Wind mitigation in Boca Raton: region, roof shape and deck

The wind mitigation form, OIR-B1-1802 (Rev. 04/26), sorts a house by design wind speed from ASCE 7-22: Region 1 at 140 mph or more, Region 2 at 130 to 139, Region 3 under 130, with the High-Velocity Hurricane Zone as its own box. Boca Raton homes fall into one of the three regions; a Deerfield Beach home across the line is graded as HVHZ.

Deck and connections carry much of the grade. The form scores deck nailing from staples or 6d nails up to 8d nails at 6 inches, and the roof-to-wall link from toenails through clips and single or double wraps to structural anchors, with metal connectors counting only with at least 3 nails into the truss. A signer must inspect in person, and the form stays valid up to five years if nothing material changes.

Who can sign a wind mitigation form for a Boca Raton home?

Florida law lists who insurers must accept: a home inspector with at least 3 hours of hurricane mitigation training and a proficiency exam, a building code inspector, a general, building or residential contractor, a professional engineer, an architect, or anyone else the insurer recognizes (Fla. Stat. 627.711(2)(a)). The signer has to inspect the house personally; only engineers and certain contractors may send a direct employee. For a Boca Raton house built around the city's 1983 median year, the attic items, deck nailing and roof-to-wall connectors, decide most of the form.

How does the wind mitigation form treat a Boca Raton condo building's flat roof?

With its own definition. On OIR-B1-1802, a flat roof means a building of five or more units where at least 90% of the main roof has a slope under 2:12; a single-family house with a flat roof is graded Other. A hip roof qualifies only if non-hip features are no more than 10% of the roof perimeter. In Boca Raton, where 42.5% of housing units are in buildings of 10 or more units, the association's roof is often the one on the form, so ask the board for its latest report.

What does a roof inspector look at on a Boca Raton house?

Florida's home inspector standards list the visible roofing materials, flashings, skylights, chimneys and penetrations, drainage, and attic ventilation and insulation; the inspector need not walk a roof that is too steep, wet or easily damaged. An insurance-driven roof inspection also covers what the forms ask: covering type, age, remaining life, permit history, the damage list and attic leaks, with photos. On a house from Boca Raton's 1983 median year, expect the permit date and the attic photos to carry the most weight.
