Why roof age matters for Gulf Stream homes

The median Gulf Stream home was built in 1979, close to the county's 1986. A home that old has likely had its roof replaced at least once, but the replacement date is what counts, not the build year. Check your permit records for the last reroof.

Florida Statute 627.7011(5) bars an insurer from refusing a homeowner's policy solely because the roof is under 15 years old. Citizens Property Insurance sets a separate line. It wants documentation of at least five years of remaining life for shingle roofs older than 25 years, and for tile, slate, metal or concrete roofs older than 50 years.

What the inspector checks on the roof

The 4-point form's roof section asks for the covering material, roof age, remaining useful life, last permit date, and whether any replacement was full or partial. Citizens requires this 4-point inspection for properties more than 20 years old, and the median Gulf Stream home was built in 1979.

  • Cracking, cupping or curling of the covering
  • Bare asphalt or exposed felt, along with heavy granule loss
  • Missing, loose or cracked tabs or tiles
  • Soft spots in the decking
  • Some leaks show up as stains on ceilings in your living space, while others only appear when you look up in the attic.

A separate wind mitigation inspection looks at attic items you cannot see from the ground, such as roof deck attachment and roof-to-wall connections. The current form is OIR-B1-1802 and stays valid for up to five years if the structure does not change.

Who counts as an authorized inspector in Florida?

Under the statute, the inspector must be accepted by your insurer and be one of several types: a licensed home inspector, a building code inspector, a licensed general, building, residential or roofing contractor, a professional engineer, or an architect. How long is a wind mitigation inspection good for?

Form OIR-B1-1802 (Rev. 04/26), the current version, stays valid for as long as five years. That holds only if no material changes are made to the structure and no inaccuracies are found on the form. A new roof covering or deck work in Gulf Stream would count as a change, so you would need a fresh inspection.

How does the 25 percent rule affect an older Gulf Stream roof?
