The 15-year rule
What Florida law says about a roof 15 years old
Under Fla. Stat. 627.7011(5)(b), a roof under 15 years old cannot be the sole reason an insurer declines to write or renew your homeowner's policy. Once a roof reaches 15 years, the insurer must let you have an authorized inspector check it, at your expense, before requiring replacement.
If that inspection shows 5 or more years of useful life left, the insurer may not drop or refuse you solely for roof age. The inspector has to be one your insurer recognizes. A roofing contractor, home inspector, building code inspector, engineer or architect can qualify. Your agent can tell you who your own carrier accepts.
Citizens Property Insurance sets its own lines. Shingle roofs older than 25 years, and tile or metal roofs older than 50, need documentation of at least five years of remaining life. Citizens also wants a 4-point inspection for properties more than 20 years old.

What a Boynton Beach roof inspection checks
The roof section of the 4-point form records the covering material, roof age, remaining useful life, date of the last roofing permit, and whether the roof was fully or partly replaced. Photos of each slope can stand in for the separate Roof Inspection Form.
The inspector also looks for damage: cracking, curling, heavy granule loss, exposed felt, missing or cracked tabs or tiles, soft decking and leaks in the attic or on ceilings. In a city where 41.3 percent of homes predate 1980, soft decking is a fair thing to expect to see on older houses.
A wind mitigation inspection is a different form, OIR-B1-1802. It records deck attachment, roof-to-wall connections and the sealed roof deck, items you cannot see from the ground. A finished form is good for up to five years, unless the house is altered or the form proves wrong.

Order one before you buy or sell, since the roof's age and remaining life shape what an insurer will accept. Order one when your insurer sends a letter about roof age. Order one after a hurricane too. Palm Beach County has seen Matthew in 2016 and Irma in 2017.

Does an inspection tell me what my policy covers?
No. An inspection records the roof's condition, age and remaining life. It does not decide coverage. Florida law also bars roofing contractors from advising on coverage unless they are public adjusters.
