Boca Raton's 10.5% share of homes built since 2010 runs slightly ahead of the county's 9.2%, and multi-unit building is familiar ground here: 42.5% of the city's housing already sits in buildings of 10 or more units.

New tile needs solid sheathing unless tested otherwise and follows the maker's instructions or the FRSA/TRI high-wind tile manual, Seventh Edition (R905.3).

Will the Ninth Edition of the code apply to a new Boca Raton house?
It depends on the filing date. The Ninth Edition (2026) of the Florida Building Code takes effect December 31, 2026, and every permit application and set of plans submitted on or after that date must comply with it. Applications filed before then are reported to stay under the Eighth Edition, which has applied since December 31, 2023. If your Boca Raton plans will be filed near the change, ask the city's Building Permits and Inspections office which edition its review will use.

What does Florida law make a builder answer for on a new Boca Raton home?
Defects that break the building code, for one year. Fla. Stat. 553.837, in force since July 1, 2025, requires a builder to stand behind a newly built home for construction defects in equipment, material or workmanship that result in a material violation of the Florida Building Code, for 1 year after title passes to the first owner or first occupancy, whichever comes first. Normal wear, settling, owner-caused defects and natural disasters are outside it. It applies to newly constructed homes, a small share of Boca Raton, where just 10.5% of homes date from 2010 or later.

Do roofing products on a new Boca Raton home need approval numbers?
Yes. Roofing is one of the product categories that must carry statewide approval in Florida (Fla. Stat. 553.842(5)), and the Florida Building Commission's product approval search lists each approved product by FL number.
