Roof repair in Boca Raton, FL

Hurricane Irma pushed a storm-tide sensor on the Intracoastal Waterway in Boca Raton to 3.05 feet in 2017, and its wind tested a city of many Mediterranean Revival and Spanish Colonial Revival buildings. Surge is a flood problem; for roofs, the wind does the damage, and most repairs here start at the edges, ridges, soffits and tile a blow reaches first.

Where storm damage shows on a Boca Raton roof

FEMA's assessment teams rank damaged roof coverings as a primary path for water into Florida homes, and soffits close behind: soffits have historically performed poorly in hurricanes, and when they fail, the result is often significant water intrusion. The 2007 code began requiring soffits to resist the same wind loads as walls, so houses from Boca Raton's 1983 median year were built before that rule.

Shingle age shows up in storm surveys. In Hurricane Ian, FEMA's team reported visible damage on 90 percent of the asphalt shingle roofs older than seven years; Florida's roofing association answers that installation, code era and inspection gaps complicate blaming the product. Either way, an older shingle roof deserves a closer look after a storm.

Tile is usually fixable. The Tile Roofing Industry Alliance calls tile roofs repairable in most cases; where a profile is no longer made, a harvest-and-repair moves tiles from a hidden plane to the street side, and no tile, new or harvested, should go over compromised underlayment. Repaired tiles rarely match exactly, which matters on a Mediterranean-style house.

The decision

Permits and limits on Boca Raton roof repairs

A repair can skip a permit only as an ordinary minor repair approved by the building official (FBC-B 105.2.2); in Boca Raton that call belongs to the city's Building Permits and Inspections office. Deerfield Beach, across the Broward line, works differently: in the High-Velocity Hurricane Zone even maintenance on a roofing component needs a permit (FBC-B 1512.3).

Repairs also have a ceiling. Once work on a roof section passes 25% within 12 months, R908.1.1 treats it as a re-roof of that section to current code, unless the existing roof was built under the 2007 code or later (Fla. Stat. 553.844(5)).

Can a broken tile on my Boca Raton roof be matched?

Sometimes exactly, often only closely. The Tile Roofing Industry Alliance notes that repaired tiles will usually not match the old ones perfectly. Where a profile is out of production, a harvest-and-repair takes tiles from a hidden roof plane for the street side and re-covers the hidden plane. The code adds that salvaged tile must match in material and profile and that cracked tile cannot go back (R908.5). On the Mediterranean Revival houses common in Boca Raton, the street face is what people see, so that trade-off matters.

How long do I have to report roof storm damage in Florida?

Florida law sets the clock. A new or reopened property insurance claim is barred unless notice reaches the insurer within 1 year after the date of loss, and a supplemental claim within 18 months (Fla. Stat. 627.70132). Your insurer or agent can explain how that applies to your policy. Storms have reached Boca Raton roofs from several directions: Irma's surge in 2017, Ian's tornadoes in 2022 and Milton's EF-3 track across the county in 2024. Why does water get in at the soffits of my Boca Raton house in storms?

Because soffits are a weak point in hurricanes. FEMA reports that soffits have historically performed poorly, and when they fail, wind-driven rain enters the attic and the walls. The 2007 Florida Building Code began requiring soffits to resist the same wind loads as walls, and FEMA's advice is to fasten soffit panels at the wall and at the fascia. The median Boca Raton home was built in 1983, decades before that change, so an older soffit is worth checking when the roof is repaired.
