What new construction permits face in Deerfield Beach

Broward County sits inside the High Velocity Hurricane Zone, which carries the strongest hurricane provisions in the state. Deerfield Beach is in Broward, so a new roof here answers to those provisions, not a general statewide standard.

The 2023 Florida Building Code, Eighth Edition, is the code in force now. Permit applications submitted on or after December 31, 2026 must follow the Ninth Edition. If your plans are still being drawn, the submission date decides which edition you answer to.

Before shingles or tile go on, the roof deck must be fastened with ring shank nails of a specified type. Where sheathing is 15/32 inch or thinner, a different nail type is allowed. The inspector checks this at the sheathing stage.

  • Full-deck self-adhered bitumen underlayment, or
  • A taped strip over every deck joint with an approved underlayment over the roof, or
  • Two layers of listed felt-type underlayment fastened to a set spacing

At the eaves and gables, drip edge is nailed at close spacing. Where design wind speed is 110 mph or higher, or the roof sits above 33 feet, the nails go even closer together. Tile on new homes must follow the manufacturer's instructions and go only over solid sheathing.

The roof is inspected in a set order. Framing comes first, then sheathing, which can be checked as a dry-in inspection. A final inspection closes the permit, and the roofing stage checks flashing before that.

Your permit clock runs on two numbers, 6 months and 180 days. Work must start within 6 months of issue and must not stop for 6 months. If your crew is late, the Deerfield Beach permit can go invalid.

Who may install a roof on a new house in Deerfield Beach?

Under state law, a builder that lacks a roofing certificate or registration must hire a roofer for the work. Shingles on a new building of its own construction are the one exception. Because Broward sits in the High Velocity Hurricane Zone, and Deerfield Beach has only 3.8 percent of homes built in 2010 or later, most new roofs here are tile, metal or membrane. Does a new roof have a builder warranty in Florida?

Florida law requires a builder to warrant a newly constructed home for one year against defects in materials, equipment or workmanship that violate the Florida Building Code. The period starts at original conveyance or initial occupancy, whichever comes first. The statute lists exclusions, including settling and natural disasters. Ask your insurer or the builder for the written terms, and note that a Deerfield Beach home built in 2010 or later is in the 3.8 percent group.
