Roof repair in Winter Garden, FL

Water covers 9.1% of Winter Garden's total area, and in 2024 Hurricane Milton dropped 4 to 8 inches of rain across Orange County, locally 10. Roof repair in Winter Garden, FL often starts with a leak one of those storms found, so the first job is tracing the water back to where it got in.

Local know-how

Where Winter Garden roofs let water in

Wind-driven rain finds the joints. Florida's code requires flashing where a roof meets a wall, at every change of slope or direction and around openings, and those are the first places to check when a ceiling stains. FEMA's teams found that lost ridge vents expose large openings in the deck, and one house in their report had ceilings collapse when the only roof damage was a missing ridge cap and vent.

Age adds its own failures. Winter Garden's median home was built in 2004, and University of Florida research found asphalt shingles tend to come partly unsealed after about four years, especially at exposed corners. A shingle maker's list of a roof past its prime includes curled or cupped shingles, bald spots that shed granules into gutters, cracking, and dark algae streaks.

Florida code

Repair rules a Winter Garden owner should know

Patching has a ceiling. If your roof predates the 2007 code, repairing, replacing or recovering more than 25% of a roof section within 12 months means the whole section must be replaced to current code (R908.1.1). Roofs built to the 2007 code or later avoid that trigger, because only the repaired part needs to meet today's code (553.844(5)). Original roofs on the 26% of Winter Garden homes built since 2010 fall on the simpler side of that line.

Under Florida's code a repair needs a permit unless the building official approves an ordinary minor repair without one; in the city, that is the City of Winter Garden Building Department. On a downtown building from 1915 to 1940 inside the Historic Downtown Overlay District, also ask whether a repair that changes the roof's look needs review. Storm-season contracts carry their own protection: sign within 180 days of a Governor's state-of-emergency declaration covering your area, and you may cancel within 10 days or by the official start date, whichever comes first.

Questions

Roof repair in Winter Garden: questions

Can a cracked tile roof in Winter Garden be repaired?

In most cases, according to the tile industry's own alliance, TRI. Florida's code lets salvaged tile go back on only if it matches in material and profile, and cracked or broken tile may not be reinstalled. When the original tile is no longer made, a harvest-and-repair moves tiles from a hidden slope to the street side. New or harvested tile should not go over compromised underlayment. Tile rarely breaks from wind alone; flying debris breaks most of it, so check after storms like Milton, whose gusts reached 87 mph in parts of Orange County.

What are the black streaks on my Winter Garden roof?

Algae, most often Gloeocapsa magma. The asphalt roofing industry's bulletin says the discoloration is most widespread in warm, humid regions such as the Gulf States, and one shingle maker says it has seen no evidence that algae affects shingle performance, calling it mostly an appearance problem. A bleach-and-water wash can lighten it for a while, and neither source recommends pressure washing. On a roof from Winter Garden's 2004 median build year, look for granule loss at the same time, since a shingle maker lists both as signs of age.

How long do I have to report storm damage to my insurer in Winter Garden?

Florida law bars a new or reopened property claim unless the insurer gets notice within 1 year after the date of loss, and a supplemental claim within 18 months (Fla. Stat. 627.70132). Orange County has had two damaging storms in three years: Ian in 2022, which caused widespread and historic flooding, and Milton in 2024. Keep a dated record when you find damage, with photos, the storm's name and the rooms affected. Questions about what your policy covers belong with your insurer or agent.
