How old are the roofs in University?
The median home here was built in 1994, the same as the county median. By our arithmetic, a 1994 home is more than 30 years old as of 2026. That suggests many original roofs have been replaced at least once, but a replacement date is something to confirm, not assume.
Only 14.3 percent of University homes predate 1980, against 26.1 percent across Orange County. The area skews newer than the county, so fewer roofs here are very old. Just 37.4 percent of occupied homes are owner-occupied, which means many roof decisions belong to landlords and property managers.

Florida bars an insurer from dropping or refusing a homeowner policy only because the roof is under 15 years old. Once a roof reaches 15, you may bring in an authorized inspector at your own expense. If that inspector reports 5 or more years of useful life, age alone cannot be the reason for non-renewal.
The roof section of the 4-point form records the covering, roof age, remaining life, last roofing permit date and the percentage replaced. The inspector also checks for cupping, soft decking and stains or leaks under the deck. Citizens asks for this form on properties more than 20 years old, which would reach a good share of University homes built in 1994 or earlier.

When to order a roof inspection
- Before you buy or sell, so the roof's age and condition are on paper.
- After your insurer writes to you about the age of the roof.
- After a wind event. Irma brought a 69 knot gust at Orlando International to Orange County in 2017.
- Before a 4-point form deadline on a home more than 20 years old.
An inspection covers the items the forms ask about: covering, age, remaining life, permit history, damage and leaks. For a wind mitigation form, it also covers attic items you cannot see, such as deck nailing and roof-to-wall connectors. What is the 15 year roof rule in Florida?
You will find Florida's 15 year roof rule written into Fla. Stat. 627.7011(5). Roof age alone cannot be the only reason an insurer declines to issue or renew a homeowner's policy when the roof is under 15 years old. If the roof is 15 years or older, the insurer must let you have an authorized inspector check it at your expense before requiring replacement. Where the inspection finds 5 or more years of useful life left on the roof, an insurer cannot turn down or non-renew the policy on the basis of roof age alone. Homes in University have a median build year of 1994, so many here have reached that point. Confirm how it applies with your insurer or agent.

Do mobile homes in University follow the same roof rules?
Mobile homes are 7.1 percent of University housing units, versus 3.1 percent countywide. The HUD code governs them, and the Florida Building Code does not. The Senate staff note on the 15-year rule says it does not apply to mobile home policies. On properties more than 20 years old, a mobile home application to Citizens still needs a 4-point inspection. Who can sign a roof inspection for my insurer?
Whoever carries out the inspection, your insurer is obliged to accept the findings. Florida's list includes a home inspector, a building code inspector, a general, building or residential contractor, a roofing contractor, an engineer or an architect. With 62.6 percent of occupied homes in University renter-occupied, by our arithmetic from the 37.4 percent owner share, landlords often make this call. How old does a roof have to be before Citizens asks for proof of life left?
Citizens asks for documentation of at least five years of remaining useful life on soft roofs such as shingle older than 25 years. Hard roofs, meaning tile, slate, clay, concrete or metal, get a cutoff of 50 years. With a median build year of 1994 in University, a shingle roof original to a median home would be past 25 years, so documentation may matter.
