Goldenrod's housing age and what it says about roofs

The median Goldenrod home was built in 1980, against 1988 for Seminole County as a whole. Homes built before 1980 make up 50.5 percent of the town's housing units, compared with 29.1 percent countywide. The year a house was built cannot be used to work out how old its roof is. It does suggest that many roofs here have been replaced at least once, so the date of your last permit matters more than the year on the deed.

The questions the 15-year rule and the 4-point form put to a roof

Under Florida Statute 627.7011(5), an insurer may not refuse or decline to renew a homeowner's policy solely because the roof is under 15 years old. When a roof is older, you can pay for an authorized inspector to examine it, and the insurer has to accept that. An age-based refusal or non-renewal is off the table for the insurer when that inspection finds 5 or more years of useful life remaining. A 4-point inspection is required by Citizens Property Insurance for any property more than 20 years old. Its roof section records the covering, age, remaining life, last permit date, any partial replacement and a list of damage such as curling, granule loss, soft decking and visible leaks. Citizens also wants proof of five years of remaining life on soft roofs older than 25 years.

When to order a roof inspection in Goldenrod

  • Before you buy, because a 1980-era neighborhood may carry a roof near the end of its life.
  • Before you sell, so a buyer's inspector finds nothing you have not already seen.
  • When an insurer letter cites roof age, since the 15-year rule gives you the right to an inspection.
  • After a storm. Seminole County recorded 1,076 structures with major damage from Hurricane Ian in 2022, mostly from flooding.

What is the 15 year roof rule in Florida?

Under Florida Statute 627.7011(5), an insurer cannot refuse to issue or renew a homeowner's policy solely because a roof is under 15 years old. Once a roof reaches 15 years or older, an authorized inspector can examine it at your expense if you choose. If the inspection shows 5 or more years of useful life left, the insurer may not refuse or non-renew over age alone. Not automatically. The inspector must be someone your insurer approves, such as a home inspector, building code inspector, roofing contractor, engineer or architect. How long is a wind mitigation inspection good for?

The current form, OIR-B1-1802 (Rev. 04/26), is valid for up to five years if nothing material changes on the structure and no inaccuracies are found. It records items such as roof covering, deck attachment, roof-to-wall connection and opening protection.
