How old are Alafaya roofs?

The median Alafaya home was built in 2002, against 1994 countywide. Only 3.1 percent of local homes predate 1980, while 26.1 percent do across Orange County. That suggests many original roofs here are in their third decade, though a replaced roof changes the picture house by house.

Another 12.0 percent of Alafaya homes date from 2010 or later. Those roofs are younger than the 15-year line in Florida's insurer rule. Once a roof reaches 15 years, section 627.7011(5)(c) lets you hire an authorized inspector at your own expense before the insurer acts. If that report shows 5 or more years of useful life left, age alone cannot be the reason for refusal or non-renewal.

What insurer forms ask about your roof

Citizens sets the 4-point inspection at properties over 20 years old. Its roof section records the covering material, roof age, remaining useful life, last roofing permit date, and whether the replacement was full or partial. Shingle roofs older than 25 years need documented remaining life of at least five years.

The wind mitigation form, OIR-B1-1802, is a separate document. It asks about roof deck attachment, roof-to-wall connections, roof shape, and whether a sealed roof deck exists. Those are attic items you cannot see from the ground. Once signed, it holds for up to five years unless the structure changes.

For a statement of what your own policy covers, ask your insurer or agent. An inspection report only records the roof's condition.

Book one before a purchase or sale, after a letter from your insurer about roof age, or after a storm. Orange County saw Irma gusts of 69 knots at Orlando International in 2017. An inspector can also record the wind mitigation items insurers ask for.

A repair or replacement needs a permit. Alafaya is an unincorporated area, so the Orange County Division of Building Safety issues it, and applications go through its online Fast Track portal.

Under Florida Statute 489.147, a contractor may not offer anything of value for a roof inspection. The contractor also may not advise you on coverage.

Is a roof inspection required to sell a house in Alafaya?

No statute in our rules requires one just to sell. Buyers and their insurers often ask for one anyway. With a median build year of 2002 in Alafaya, many roofs are past 15 years, and the insurer rule gives you the right to have an authorized inspector check an older roof at your expense. Ask your agent which report the buyer's insurer wants.

Who can inspect my roof for my insurer?

Under Florida's rule, your insurer must sign off on the inspector. Options include a licensed home inspector, a building code inspector, a licensed general, building, residential or roofing contractor, an engineer, an architect, or anyone your insurer recognizes. In Alafaya, where 64.4 percent of occupied homes are owner-occupied, most owners pay for this themselves. Confirm with your insurer before you book, so the report is accepted.

What does the roof section of the 4-point form record?

It records the covering material, roof age, remaining useful life, the date of the last roofing permit, and whether the replacement was full or partial with the percentage. It also lists damage such as cracking, curling and leaks. The form applies to properties over 20 years old. Alafaya's 3.1 percent of pre-1980 homes are the ones most clearly in that group.

Does the same rule apply to my mobile home?

Mobile homes are 2 percent of Alafaya's housing units. The 15-year roof rule in section 627.7011(5) does not apply to mobile home policies, according to Senate staff. Citizens still requires a 4-point inspection for mobile home applications on properties over 20 years old. Your insurer can tell you which roof documents it needs, so contact it first.
