Inspections ยท Union Park

Roof inspections in Union Park, FL

Only 1.1 percent of Union Park housing units are mobile homes, so nearly every roof here sits on a site-built house. The median home dates to 1987, and 41.7 percent were built before 1980. Given that, a large share of the original roofs in service have likely passed the 15-year mark. An inspection tells you where yours stands.

Roof age

Why many Union Park roofs reach an insurer's age line

Countywide, 26.1 percent of homes predate 1980. In Union Park the share is 41.7 percent. That is 15.6 points higher than the Orange County figure, which fits a roof stock that has aged faster than the county's.

Almost no newer housing offsets that. Only 0.7 percent of units here were built in 2010 or later, against 19.3 percent across the county. A 1987 median year built means many of these roofs have been replaced once, and some never.

Florida's 15-year rule is where age turns into paperwork. An insurer may not refuse to issue or renew a policy solely because a roof is under 15 years old. If your roof is 15 years old or more, your insurer has to allow an authorized inspector to examine it, with you covering the cost. It may not refuse or non-renew over age alone if the report shows 5 or more years of useful life left.

Inspection scope

Points the inspector checks on your roof

The roof section of the 4-point form records the covering material, roof age, remaining useful life, date of the last roofing permit, and how much of the roof was replaced. It also records overall condition. Photos of each roof slope can take the place of the separate roof inspection form.

  • Curling, cupping or cracks, along with heavy loss of granules
  • Bare asphalt or felt showing, plus tabs or tiles that are missing, loose or broken
  • Soft spots in the decking
  • Leaks you can see in the attic or on interior ceilings

Citizens asks for documentation of at least five years of remaining life on shingle roofs older than 25 years. Tile, slate, concrete and metal roofs get that question at 50 years. It requires a 4-point inspection for properties more than 20 years old, which describes most of the older Union Park stock.

Timing

When to order an inspection in Union Park

Order one before you buy or sell, or when an insurer asks about roof age. Sixty percent of occupied homes here are owner-occupied, so many roofs are decisions their owners make for themselves. An inspector's report gives a buyer or an insurer a dated record of condition.

After a storm, look for the same damage list above. Hurricane Irma brought a peak gust of 69 knots at Orlando International, and Ian's one death in the county came from a fall while clearing debris from a roof. Stay off the roof and have it checked from the ground first.

Inspectors cannot offer anything of value for an inspection or advise you on what your policy covers. Fla. Stat. 489.147 bars both. Ask your insurer or agent about coverage. For permits, the Orange County Division of Building Safety handles Union Park, and all applications go through its Fast Track portal.

Questions

Roof inspections in Union Park: questions

What is the 15 year roof rule in Florida?

Florida's 15 year roof rule limits when an insurer can turn down a homeowner policy over roof age. Florida law under Fla. Stat. 627.7011(5) bars an insurer from declining to issue or renew your policy just because your roof is under 15 years old. Once a roof reaches 15 years of age, an authorized inspector must be permitted to look it over by your insurer, and the fee for that visit falls on you. An insurer cannot turn down or non-renew you based on age alone when the inspection finds at least 5 years of useful life left on the roof. In Union Park, 60.6 percent of occupied homes are owner-occupied, so many households are the ones who would order that inspection.

Who can sign a roof inspection for my insurer in Union Park?

The insurer must approve the inspector, so check their list before you book. Qualified inspectors include a licensed home inspector, a building code inspector, a licensed general, building, residential or roofing contractor, a professional engineer, or an architect. Citizens' roof form accepts a contractor, a building code inspector or a Florida-licensed home inspector. Union Park homes are a mix of ages, and many dating from around 1987 may need a closer look at roof decking and fasteners. Confirm your insurer's accepted list before you schedule anyone.

Does a roof inspection tell me what my policy covers?

No. An inspection reports the roof's condition and remaining life. Under Fla. Stat. 489.147, a roofing contractor may not advise on coverage unless licensed as a public adjuster. Take the report to your insurer or agent and ask them directly. In Union Park, where the median home dates to 1987, the report mostly matters for roof age and condition.

How long is a wind mitigation inspection good for?

The present form, OIR-B1-1802 (Rev. 04/26), stays usable for as long as five years, provided the structure is unchanged and the form contains no errors. It records roof deck attachment, roof-to-wall connections and the roof covering. Only about 0.7 percent of Union Park homes were built in 2010 or later, so many older homes may have little prior paperwork.
