Under its age guidelines, Citizens Property Insurance treats a roof as old at 25 years if it is asphalt shingle, and at 50 years if it is tile, slate, clay, concrete or metal. Past those lines, the insurer wants documentation showing at least five years of remaining useful life. A shingle roof put on in 1984 would be far beyond the first line.

The code edition in force changes at the end of 2026. The 2023 edition has applied since December 31, 2023, and the Ninth (2026) Edition replaces it for any application filed from December 31, 2026 onward. A Lockhart roof permit filed in December 2026 and one filed a few days later could fall under different rules.

Does the 2026 code change affect roofing in Lockhart?

The Ninth Edition of the Florida Building Code replaces the 2023 edition on December 31, 2026, and the new edition governs any application filed on or after that day.
