What Apopka's storms have done to roofs

In 2024, Hurricane Milton affected 188 structures in Orange County, 79 with minor damage and 32 with major, under gusts of 55 to 75 mph that reached 87 in places. Two years earlier, Nicole's 55 to 65 mph gusts toppled trees across the county and cut power to 76,000 customers.

Detached houses are 81.3% of Apopka's housing, and FEMA's storm teams keep pointing to the same parts of a house roof. After Ian, the most common damage was at hips and ridges. After Hurricane Michael, water got in where coverings were damaged, where ridge vents and soffits were lost, and around windows and doors, and the wet insulation and walls led to algae and mold. Shingles also loosen with age: University of Florida researchers found they tend to partly unseal after about four years, mostly at exposed corners.

When an Apopka repair needs a permit or becomes a re-roof

Florida requires a permit to repair a building, but lets ordinary minor repairs go ahead without one when the building official approves. In Apopka that official works at the City of Apopka Building-Safety Department, so describe the repair there before work starts. Florida's contractor law exempts only casual, minor work below a set contract amount from its licensing rules, and never a large job split up to fit under it.

The 25% rule governs the rest. If the roof was built, repaired or replaced to the 2007 code or later, which includes original roofs on the 26.4% of Apopka homes built since 2010, only the repaired part must meet today's code even if 25% or more is redone. On older roofs, a repair past 25% of a section in 12 months means the whole section is replaced to code. Can a handyman fix my roof in Apopka?
