Roof permits for a building on this barrier island go through the Sunny Isles Beach Building Department, which handles work inside city limits. Call that office before you sign a contract, because the city's own page is the authority on what it requires for your building.

Under the 25 percent rule, no more than 25 percent of an existing roof can be repaired or replaced in any 12-month period unless the whole roof covering is replaced. Miami-Dade is in the High Velocity Hurricane Zone, so this rule applies with extra force here. Should your roof follow the 2007 Florida Building Code or a newer edition, just the section being repaired has to satisfy current requirements.

Permits expire if work does not start within 6 months of issue, or if the work sits for 6 months. An application can be abandoned 180 days after filing. Ask the Building Department about your permit clock before work begins.

The city sits on a barrier island, and Hurricane Wilma severely damaged its pier in October 2005. Hurricane Irma pushed surge 4 to 6 feet above ground along Biscayne Bay in 2017, so wind and water both reach this area.

The season for hurricanes spans from June 1 through November 30, and the statistical high point falls on September 10. Miami Beach records about 57 inches of rain a year, and 76.6 percent of Miami International's normal annual rain falls from May through October. A 10-year one-hour storm here can drop 3.5 inches an hour, so check gutters and flashing before the wet months.

Because water covers 44.2 percent of the city's area, many roofs have wide exposure to salt air and wind. Ask your contractor which roof materials and fasteners carry Florida product approval for wind-borne debris protection.

What is the new law in Florida about roofs?

On December 31, 2023, the Eighth Edition of Florida's Building Code, which had been published that same year, took effect. Starting December 31, 2026, the Ninth Edition takes over, so any permit request filed on that date or later will need to meet its terms.
