Once the roof is built, gutters with downspouts are required on buildings with eaves of less than 6 inches. Gutter outlets need to empty at a point no closer than 1 foot from the wall.

For new homes, Florida Statute 553.837 requires a builder to warrant the home for 1 year against defects that violate the Florida Building Code, starting from the date of original conveyance or initial occupancy, whichever comes first. The rule took effect July 1, 2025. Coverage does not extend to ordinary aging, ground shifting, damage the owner causes, or natural catastrophes. Ask your builder for the written warranty terms and confirm them with your insurer or agent.

What is the 25% roofing rule in Florida?
The code says not more than 25 percent of an existing roof can be repaired, replaced or recovered in any 12-month period unless the entire roof covering is replaced. An exception applies if the existing roof was built or repaired under the 2007 Florida Building Code or a later edition.
