Miami-Dade County is one of two counties in the Florida Building Code's High Velocity Hurricane Zone, which carries the strong hurricane provisions adopted after Hurricane Andrew. Hurricane Irma in 2017 brought about 1,000 homes in Miami-Dade major damage and pushed surge 4 to 6 feet above ground along Biscayne Bay. The Atlantic season runs June 1 to November 30, and a barrier island like this one feels surge and wind first.

The county averages 67.41 inches of rain a year at Miami International Airport, and 76.6 percent of that falls from May through October. A 1-hour rain in a 10-year storm falls at 3.54 inches an hour here, so check gutters and flashing before the wet season starts.

What is the 25% roof rule in Florida?

Under the 25 percent rule, you can only repair, replace or recover a set share of your roof within any 12-month span. No more than 25 percent of the roof area can be worked on unless the entire roof system is replaced. Roofs built or repaired to the 2007 Florida Building Code or later may qualify for an exception where only the repaired part must meet current code. What is the 15 year roof rule in Florida?

The 15 year roof rule is Florida law on homeowner insurance, not a rule that every roof must be replaced at 15 years. Under Fla. Stat. 627.7011(5), an insurer may not refuse to issue or renew a policy solely because the roof is less than 15 years old. If your roof is 15 years old or more, you can pay for an authorized inspector to examine it, and the insurer cannot refuse or drop coverage just because of its age when the inspection finds at least 5 years of useful life remaining. What is the new law in Florida about roofs?

The newest change for permits is the Ninth Edition of the Florida Building Code, which becomes effective on December 31, 2026. Plans filed on or after that date fall under the new edition. Do rooftop air conditioners have to meet new code when I reroof?

Usually not. A local government may not require existing rooftop mechanical equipment to meet the Florida Building Code during reroofing. The exception is when the equipment is being replaced or moved and does not already comply. On an island where 26.8 percent of units are seasonal or occasional-use homes, check with the Golden Beach building office if your equipment is affected.
