Two groups of owners matter most. Residents 65 and older are 27 percent of the city, and 36.7 percent of units are held for seasonal or occasional use. A roof over a unit that sits empty for months can leak for a long time before anyone sees it, so a scheduled inspection catches what a visit may miss.

The 15-year rule and the 4-point form each set out what they ask of you

Fla. Stat. 627.7011(5) protects roofs under 15 years old from refusal or non-renewal based on age alone. Past 15 years, your insurer has to accept a report from an authorized inspector you pay for yourself. A report showing 5 or more years of useful life removes age as the only stated reason for dropping you.

The roof section of the 4-point form records the covering material, roof age, remaining useful life, last permit date, and any damage such as cracked tabs, exposed felt or leaks in the attic. Citizens asks for documentation of five years of remaining life on shingle roofs older than 25 years and on tile, metal and other hard roofs older than 50 years. Your own insurer or agent can say what your policy needs.

Wind mitigation uses form OIR-B1-1802, effective April 1, 2026. It asks about roof covering, deck attachment and roof-to-wall connections. Miami-Dade is one of two counties in the High Velocity Hurricane Zone, so the form's HVHZ line applies to a Sunny Isles Beach address.

When to order a roof inspection here

  • Before you buy or sell, so the roof's age and condition are known before closing.
  • After your insurer sends a letter about roof age, since the 15-year rule lets you present an inspector's findings.
  • After a storm. Hurricane Irma in 2017 left about 1,000 Miami-Dade homes with major damage, and a claim notice must reach the insurer within 1 year of the date of loss.
  • Before a seasonal unit sits empty for months.

Under Fla. Stat. 489.147, a roofer cannot give you anything of value for an inspection or tell you what your policy covers.
