Roof inspections in Golden Beach, FL

Golden Beach has 13.2 percent of residents aged 65 and older, and almost half of its homes were built before 1980. That suggests many original roofs here are well past 15 years. An inspection tells you how much life is left, and the answer decides what your insurer and a buyer will ask.

Housing age

How old are Golden Beach roofs?

The median Golden Beach home was built in 1982, close to the Miami-Dade County median of 1980. Of the town's homes, 47.9 percent predate 1980. All of them are single-family detached houses, and all are owner-occupied, so each roof belongs to someone who answers for it directly.

Homes built in 1982 are now more than 40 years old. A roof that was replaced since then may be younger, but a house's build year says nothing about its roof. That suggests many roofs here need a real look, not an assumption either way.

About 26.8 percent of units in town are held for seasonal or occasional use, against 4.6 percent countywide. A roof on a house that sits empty for months can leak for a long time before anyone sees it. An inspection catches that early.

The 15-year rule

What Florida law asks about a 15-year-old roof

Fla. Stat. 627.7011(5) sets two lines. A roof under 15 years old cannot be the sole reason an insurer refuses or declines to renew your homeowner's policy. At 15 years, the insurer must let you hire an authorized inspector, paid by you. If that inspector finds 5 or more years of useful life left, age alone cannot end your coverage.

Your insurer has to accept whichever inspector you hire. The statute names home inspectors, building code inspectors, roofing and general contractors, engineers and architects. In Golden Beach, where all 220 occupied homes are owner-occupied, that choice and cost fall on you. Ask your insurer or agent for its list before you book anyone.

Some insurers set their own age lines. Citizens, for example, wants proof of 5 years of remaining life on soft roofs older than 25 years and hard roofs older than 50 years. What your own policy requires is a question for your insurer or agent.

Scope and timing

What an inspector checks and when to call one

The roof section of the 4-point form records the covering material, roof age, remaining useful life, last permit date and overall condition. Insurer forms also list damage such as cracked or missing tiles, exposed felt, soft decking and visible leaks. An inspector works through that same list.

Miami-Dade is one of two counties in the High Velocity Hurricane Zone, so wind features matter too. The wind mitigation form, valid for up to five years, records deck attachment, roof-to-wall connections and the sealed roof deck. Those are attic details you cannot see from the yard.

  • Before you buy or sell, so the roof's remaining life is known.
  • When your insurer sends a letter about roof age.
  • After a storm, since Irma left about 1,000 Miami-Dade homes with major damage.
  • Before you patch more than a small part of the roof, to see whether the 25 percent rule applies.

Questions

Roof inspections in Golden Beach: questions

Do I need a roof inspection in Golden Beach if my roof is under 15 years old?

Florida law does not require one. Under Fla. Stat. 627.7011(5)(b), an insurer may not refuse or non-renew a homeowner's policy solely because the roof is under 15 years old. An inspection is still useful before buying or selling, or after a storm. With 47.9 percent of town homes built before 1980, a roof's actual age and condition are worth confirming, not assuming.

Who can inspect my roof for my insurance company?

Your insurer has to accept the inspector. Fla. Stat. 627.7011(5)(a) lists licensed home inspectors, certified building code inspectors, general or roofing contractors, engineers and architects, plus anyone else the insurer recognizes as qualified. In Golden Beach, where 100 percent of occupied homes are owner-occupied, the homeowner usually pays. Ask your insurer or agent for its list first.

How long is a wind mitigation inspection good for?

The current form, OIR-B1-1802 (Rev. 04/26), is valid for up to five years if the structure has no material changes and the form has no inaccuracies. It covers roof deck attachment, roof-to-wall connections and the sealed roof deck. Miami-Dade County sits in the High Velocity Hurricane Zone, so those items get close attention. Ask your insurer how it applies the form to your policy.

What is the 15 year roof rule in Florida?

It is Fla. Stat. 627.7011(5). A roof under 15 years old cannot be the sole reason a homeowner's policy is refused or dropped. When your roof is older, the insurer has to allow an authorized inspector to examine it, and you cover the cost. If the inspector finds 5 or more years of useful life left, age alone is not enough to non-renew. In Golden Beach, with a 1982 median build year, many homeowners may meet this rule.
