What Clermont insurers ask about a roof
Florida's 15-year roof rule sets the frame. Fla. Stat. 627.7011(5) bars an insurer from refusing or non-renewing a homeowner's policy only because the roof is younger than 15 years. Past 15, the insurer has to allow an inspection, paid for by the homeowner, before it demands a new roof, and a finding of five or more years of useful life rules out a refusal based on age alone. Clermont's housing is younger than Lake County's, where the median home dates to 1997, but the 33.6% built in 2010 or later is now crossing that line one build year at a time.
Citizens Property Insurance adds two age lines of its own. It requires a 4-point inspection of the roof, electrical, plumbing and HVAC for homes more than 20 years old, and it wants proof of at least five years of remaining life on shingle roofs older than 25 years and on tile or metal roofs older than 50. The roof section of the 4-point records the covering, its age and remaining useful life, the date of the last roofing permit and any partial replacement.

The current form, OIR-B1-1802 (Rev. 04/26), took effect April 1, 2026 and stays valid for up to five years if the house does not change materially. Its first question sorts a home by code era, 2001/2004 or 2007 and later, and that splits Clermont: a house permitted around the 2006 median falls in the first group, while the 33.6% built since 2010 fall in the second. The roof questions that follow cover deck attachment, roof-to-wall connections, roof shape and whether the deck has a sealed secondary water barrier.
Insurers must offer discounts or credits for features that cut wind losses, but the state's consumer notice says those discounts apply only to the hurricane-wind part of a policy and are not added together. Your insurer or agent sets the numbers. Florida law lists who an insurer must accept as the form's signer, among them home inspectors with hurricane mitigation training, building code inspectors, general, building and residential contractors, engineers and architects.

Does my Clermont house need a 4-point inspection for Citizens?
If the house is more than 20 years old, Citizens requires one with a new application, and that covers every Clermont home built before 2006, including the 24.2% built before 2000. The 4-point looks at the roof, electrical, plumbing and HVAC. Its roof section asks for the covering type, the roof's age, its remaining useful life, the date of the last roofing permit and the share of any partial replacement. A roofing permit on file with City of Clermont Building Services is what fills in that permit date. Private insurers write their own inspection terms, and your agent can say which ones apply.

What happens when my Clermont roof turns 15?
Nothing changes on its own, but your insurer gains options. Before 15 years, Florida law says a homeowner's policy cannot be refused or non-renewed because of roof age alone. From 15 on, the insurer may ask for more, yet it must let you have the roof inspected at your own cost before requiring a replacement, and five or more years of remaining life on that report protects the policy from an age-only refusal. With a 2006 median build year, most Clermont houses passed that mark years ago unless they have been re-roofed since.

Should I get a new wind mitigation inspection after re-roofing in Clermont?
It is worth asking about. A completed OIR-B1-1802 stays valid for up to five years only if no material changes are made to the house, and a re-roof changes two answers it records: how the deck is attached and whether there is a sealed secondary water barrier. Florida's re-roof rules call for both on a replaced roof. Your insurer or agent can say whether a new form would change your premium.
