Clermont is the most populous city in Lake County, and commercial work inside it goes through City of Clermont Building Services, the same office that reviews plans and inspects houses. The code it enforces today is the 2023 Florida Building Code, 8th edition, in effect since December 31, 2023. That changes soon: permit applications and plans submitted on or after December 31, 2026 must meet the 9th edition, so a Clermont owner budgeting a replacement for 2027 should expect the newer book.
Associations carry a deadline of their own. Florida requires a residential condominium association to have a structural integrity reserve study at least every 10 years for each building three habitable stories or higher, and the roof is the first item it covers, with an estimate of remaining useful life drawn from a visual inspection.
